Anything greater than an additional 50,000 sq ft of retail/restaurant (on top of the 60,000 sq ft that was approved on the other portion) will make downtown Los Gatos even less competitive. A hotel is great, if it is high end (4 Seasons, Trump, or W Hotel -not Marriott). Assisted Living and Long Term Care is also a great need to be filled, and the Terraces is a strong model. When one recognizes that the North 40 appears to be totally exempt from the absurd rules you have imposed on the downtown area, anything greater than a combined llOk sq ft of retail and restaurant will be devastating. Please also note, as a result oftown rules, a juice store (Urban Remedy) has taken more than 6 months to open its doors . 6 months to sell juice and salad . Explain how this makes any sense?
