Box 949 Los Gatos, CA 95031 RE: Highlands of Los Gatos LRV Council Hearing Dear Joel: Thank you for the time and effort you have provided to clarify the resubmittai package and documents for the upcoming Council LRV Averaging hearing. We are pleased this item may be heard as a consent item on the Council's upcoming meeting on March 17th. Our original application requested the Council consider the architect's original color schemes on eight lots (lots 1, 2, 5, 6, 8, 14, 16 and 19) to honor the architectural styles and custom design of the homes at the Highlands of Los Gatos subdivision. Considering our discussions to date and the reevaluation of the LRV Averaging color schemes on all lots, Davidon Homes respectfully requests that the Council only consider the LRV Averaging concept as proposed with our application. Davidon is no longer seeking approval of the architect's original color schemes. The architectural review as performed by Cannon Design Group dated May 23, 2014 addressed concerns with our architect's original color schemes on the five of these eight lots. Mr. Cannon's comments regarding the architects' original color schemes would no longer apply as we would request LRV Averaging on these eight lots. Secondly, in reviewing the Architectural and Site Applications submitted, none of the fourteen homes approved to date have met or exceeded the potential of.being 25% visible from the Hillside Development Standards and Guidelines prescribed viewing platforms. The two primary viewing platforms for this project are located at Blossom Hill Road/Los Gatos Boulevard and at Los Gatos — Almaden Road/Selinda Way (across from Leigh high School). Story poles have been placed on all of the fourteen lots reviewed to date. Only lot 3 was visible from the Blossom Hill Road/Los Gatos Boulevard intersection and the subsequent study determined that only 24% of the home was visible form the viewing platform. Additionally due to the topography of the site a number of homes are not visible except from within the boundaries of the project itself such as lots 1, 2, 5 and 16. Other lots such as 4, 11, 12, 13, 14, 15, 18 and 19 are not visible except from the streets and properties immediately adjacent the subdivision such as Shady Lane, Drysdale Drive, Gum Tree Lane, and portions of Francis Oaks Way, and Shannon Road. Our architectural consultants have color matched these standard precast colors and have determined the standard colors fall within a range of 26 to 68 LRV, with only one of the five precast colors falling below the 30 LRV. We hope this clarifies the remaining issues regarding the LRV averaging at the Highlands of Los Gatos subdivision.
