The contributing resources to the potential historic district include the remaining orchard, the red
barn and main house associated with the Yuki family and several residences and their associated
structures on Los Gatos Boulevard and Lark Avenue. As noted in the Integrity assessment below,
sufficient integrity is retained among the contributing resources for the historic district to convey
its historic significance.
The information requested by the Town Council must be looked at from the perspective of
whether the historic district can continue to convey its historic significance and at what point that
significance would be materially impaired by further reducing its area and possibly removing
one or more of the structures. There is no simple answer to this question. The historic district
must continue to maintain its Setting, Feeling and Association. In order to do this, the district
should be able to be seen and understood as an orchard. To accomplish this, sufficient land must
be retained and maintained in agricultural use, and some of the associated structures retained as
well. Short of keeping the entire district as identified in the historic resources evaluation, the
following should be adequate to reach a finding of less than a significant impact on the historic
resource.
1. Retain the Red Barn and the Yuki family residence at 14919 Los Gatos Boulevard (originally
identified as C and D respectively on Figure 1, Potential Historic District, Appendix G,
Historic Resources Reports, North Forty Specific Plan Draft EIR, April 3, 2014). Also shown
on Figure B.
2. Retain the two agricultural structures located west of the Red Barn at the edge of the property.
Although not identified as contributing resources, these two structures would add to the
Setting, Feeling and Association of the orchard.
3. Retain the portion of the orchard depicted on the attached site plan (red boundary line). The
photograph below was taken right at the location of the two structures in 2. above, looking
directly south. The trees obscure the development along Bennett Way. The yellow dashed line
shows an alternate boundary which makes the total area smaller contingent on the removal of
the newer Yuki house at 14917 Noddin Avenue, the adjacent small cottage to the east (no
address) and the house and garage 14929 Noddin Avenue located to the west (see red X's in
Figure B); the sites would be replanted.

Integrity (Taken from the evaluation report)
Location: The majority of the listed properties remain at their original location with the
exception of two cottages at 14917 Los Gatos Road.
Design: The overall form and layout of the orchard remains similar to its historical appearance as
evident through aerial photographs. The majority of the buildings appear to maintain the majority
of their original design intent and integrity with the exception of 14823 Los Gatos Boulevard,
which appears to have undergone a significant amount of alterations including the likely
enclosure of the front porch.
Setting: Several aspect of the properties original setting has been altered including the
construction of multiple single - family homes along Bennett Way and Burton Road; the
construction of numerous large -scale commercial buildings along Los Gatos Boulevard; and the
construction of Highway 17 and State Route 85. However, enough of the original setting remains
to successfully convey the historical sense of place with the extant orchard and buildings.
Materials: Overall the properties appear to maintain their integrity of materiality.
Workmanship: The workmanship is evident within the orchard itself and in the details of many
of the structures.
Feeling: Similar to setting, the amount of development around and within the North 40 site has
somewhat altered the feeling of the site, still the overall consistency and scale of the remaining
orchard and associated period buildings provided sufficient integrity of feeling.
Association: The association with the Valley's horticultural era and the property is evident in the
extant orchard, barn and residential structures.
