SUMMARY: Requesting approval of a Planned Development for renovation and
expansion of an existing apartment complex (Riviera Terrace) on
property zoned RM:12 -20. APNs 529 -13 -016, 529 -09 -031 and 034.
DEEMED COMPLETE: February 28, 2011
FINAL DATE TO TAKE ACTION:
a. Final action on the Mitigated Negative Declaration (MND) is
required by CEQA Section 15107, within six months of the
application being deemed complete (August 28, 2011).
b. Rezoning applications are legislative acts and are therefore not
governed by the Permit Streamlining Act.

25. Riparian Canopy Exhibit (one sheet)
REMARKS
The attached exhibit shows the edge of the riparian canopy and where the proposed development
encroaches (green zone), as well as the canopy that will be removed (yellow zone). The areas
shown in orange currently have development beneath the tree canopy. Tree wells and a planter
are proposed along the eastern edge of the pavement to add to the riparian canopy and provide a
"green screen" between the parking and creek areas. In addition, native trees will be planted
within the riparian zone to reestablish the canopy that is being removed, and to restore the
canopy over Los Gatos Creek.
