ADOPT RESOLUTION APPROVING THE PARCEL MAP FOR ONE LOT
SUBDIVISION FOR CONDOMINIUM CONVERSION AT 14981 NATIONAL
AVENUE, AND ABANDONING OF THE EXISTING LIGHT AND AIR
EASEMENT.
RECOMMENDATION:
Adopt resolution approving the Parcel Map for a one lot subdivision for condominium
conversion for a maximum of six (6) condominium units and abandoning the existing light and
air easement.
BACKGROUND:
The Town of Los Gatos Planning Commission approved the Subdivision Application M-07-147,
which consisted of a One Lot Subdivision for Condominium Purposes Tentative Map, on April
9, 2008, allowing the conversion of an existing medical office building into six medical office
condominiums.
DISCUSSION:
The subject application is a Parcel Map for Six-Unit Condominium Conversion located at 14981
National Avenue. There are six existing suites and the subdivision will create six medical office
condominiums. The use complies with the General Plan designation and current zoning. No
other changes are proposed.
ENVIRONMENTAL ASSESSMENT:
This project is Categorically Exempt according to Section 15301 of the State Environmental
Guidelines as adopted by the Town; therefore, no fin-ther action is required under CEQA.

CONCLUSION:
Staff is recommending approval of the Parcel Map at 14981 National Avenue and abandonment
of the existing Light and Air Easement.
FISCAL IMPACT:
The applicant, Dick L. Chappell Trust, have paid the following fees:
I . Map Checldng review fee: $4,312.00
2. Misc. Storm Drainage fee: $2,070.00
3. Map Checking Admin fee: $1,438.00
4. Document Storage fee: $ 11.00
5. Computer Surcharge fee: $ 230.00
TOTAL: $8,061.00

RESOLUTION
RESOLUTION OF THE TOWN COUNCIL
OF THE TOWN OF LOS GATOS
APPROVING THE PARCEL MAP FOR SIX-UNIT CONDOMINIUM CONVERSION
AT 14981 NATIONAL AVENUE AND
ABANDONING THE EXISTING LIGHT AND AIR EASEMENT.
WHEREAS, on April 9, 2008, the Town of Los Gatos Planning Commission approved
the Tentative Map Application M-07-147, with conditions, and
WHEREAS, the condition required the Owner, Application or Developer to do the
following:
That prior to the delivery of said Map to the Owner or Applicant of said subdivision, and
prior to its recordation, the Owner or Applicant of said subdivision; the Covenant, Conditions
and Restriction (CC&R) shall need to be reviewed and approved by the Town Attorney of Town
of Los Gatos and Town of Los Gatos Planning Division.
WHEREAS, the Owner or Applicant has complied with the conditions of the approved
Tentative Map Application M-07-147.
NOW THEREFORE BE IT RESOLVED, that the certain Parcel Map at 14981
National Avenue in the Town of Los Gatos, dated August 2008, and prepared by Kier and
Wright Civil Engineers and Surveyors, Inc. for approval by the Town Engineer of the Town of
Los Gatos, is hereby approved; and
BE IT FURTHER RESOLVED, as allowed by California Government Code Section
66499.201/2, the Light and Air Easement that was dedicated for public use and shown on that
certain parcel map recorded September 12, 1945 in Book 8 at Page 3, Santa Clara County
Records, in and which portions of easement are to be abandoned within the boundary of this map
are hereby abandoned.
PASSED AND ADOPTED at a regular meeting of the Town Council of the Town of
Los Gatos, California, held on the 2nd day of September, 2008 by the following vote.
