Suzanne Davis - Patrick Munnerlyn: 16330 Englewood in Los Gatos

Subject: Patrick Munnerlyn: 16330 Englewood in Los Gatos
Dear Ms. Davis-
Patrick Munnerlyn has asked that I write you regarding his proposed rebuild of a house on property located at
16330 Englewood in Los Gatos. Initially, my wife and I felt the proposed rebuild should be set further back off the
road, since it is on a'/z acre lot. In a meeting which you attended, I was told by the architect that the original
design of the house had the house set further back on the property. If I am not mistaken, you were opposed to
that suggestion. As a compromise, Mr. Munnerlyn was asked by you to redesign the roof and a portion of the
second story. Mr. Munnerlyn did that and graciously showed us a drawing of his proposed house.
Given the fact that the Town of Los Gatos will not require the house to be set back further from the street of
Englewood, we have no objections to the proposed construction as most recently presented by Mr. Munnerlyn.
To my knowledge, Mr. Munnerlyn has worked diligently with neighbors in an effort to resolve any disputes or
concerns. If you have any questions, feel free to contact me.

16330 Englewood Ave
Hi Ms. Davis,
I believe there has been a lot of concerns of 16330 Englewood Ave being built. My husband and I actually live
directly across the street from this property and would like to say that we have no issue with it being built. We
have reviewed the plans and they seem to have followed the guidelines of the Planning Dept. Homes in the
immediate neighborhood are mostly ranch style or have been recently remodeled. We feel that this home would
be of no difference in size or style to the size of lot in our neighborhood. I hope this is taken into consideration.
Unfortunately, we would not be able to attend the meeting on Monday March 3, 2008, due to other commitments
but feel that this email would show our support of this project.
Thank You
Gloria Campbell

Dear Ms. Davis,
ToC
I am one of the four individuals that appealed the Planning Committee's decision
regarding the construction at 16330 Englewood Avenue.
I have met and spoke with the 3 other property owners on several occasions.
On 2-29-08 1 was contacted by Patrick, the owner of the property and spoke with him for
the first time that evening.
I received a packet of information via mail on Saturday, March 1, 2008.
On 3-2-08, 1 met with Patrick and did a walk through of his property and the construction
plans.
Based upon my review of the information provided and my conversation with Patrick, I
am withdrawing my appeal. I believe the owner of the property did his due diligence in
contacting neighbors prior to completion of the final construction design and that he
abided by all of the towns requirements. I don't believe it is fair to expect him to meet
the expectations of every single neighbor, but I do believe that he made every effort to
do so.
However, I remained concerned over the Planning Commission's handling of this and
other previous construction projects in my neighborhood. I do not believe that they are
consistently enforcing or following the town guidelines for new construction.
Patrick, as well as all of the property owners previous projects that have been approved
by the Planning Commission should not be punished for the Commission's failure to
correctly interpret and enforce Town code for new construction.
I strongly urge the Council to review the process and the guidelines for new construction
and to ensure that going forward the Commission strictly follows those guidelines for the
Town of Los Gatos.
Again, please withdraw my name from this appeal. Should you have any questions,
please do not hesitate to contact me.
Regards,
Yvette Bonnett
