RANCH. L.P., AND AUTHORIZING THE TOWN MANAGER TO EXECUTE
CERTIFICATE OF ACCEPTANCE AND NOTICE OF COMPLETION FOR
RECORDING BY THE CLERK ADMINISTRATOR.
RECOMMENDATION:
Adopt resolution accepting work of Classics at Vasona Ranch. L.P., and authorizing the Town
Manager to execute Certificate of Acceptance and Notice of Completion for recording by the
Clerk Administrator.
BACKGROUND:
The developer, Classics at Vasona Ranch.L.P., has requested approval of a 21 unit planned
development. Public improvements include a private street island and an entrance off Winchester
Boulevard, and a storm drain tie-in at the back of the project. On February 18, 2003, the Town
Council approved the Planned Development Ordinance (Ordinance 2108). The Tentative Map
(M-03-1) was approved by the Planning Commission on June 25, 2003. The Final Map was
approved by the Town Council on October 20, 2003. Grading and Encroachment permits were
issued on January 20, 2004.
DISCUSSION:
Tract No. 9521 (14561 Winchester Boulevard) has created 21 lots for 20 new single family
residences [nineteen (19) market price and one (1) below market price] and has relocated and
modified a pre-1941 single family residence on approximately 2.33 acres of land located on the
west side of Winchester Boulevard, and south of Highway 85.

Tract No. 9521 has created one new private street with access from Winchester Boulevard.
Public improvements provided. include reconfiguration of the Winchester Boulevard median
island, construction of curb ramps, and restriping. Winchester Boulevard is in the vicinity of the
project entry.
CONCLUSION:
This project is now ready for full approval and acceptance by the Town.
ENVIRONMENTAL ASSESSMENT:
This activity is a project as defined under the California Environmental Quality Act (CEQA), but
is ministerial, therefore no further action is required under CEQA.
FISCAL IMPACT:
There is no direct known fiscal impact associated with accepting these previously required public
improvements. However, once accepted these improvements become part of the Town's
infrastructure which must be maintained. The future costs are not known at this time. New
development in the subdivision will yield new property tax revenues to the Town in future years.
At this time, the Town receives approximately 9.6% of every dollar of local property tax paid to
the County Assessor's Office.

CERTIFICATE OF ACCEPTANCE AND NOTICE OF COMPLETION
FOR RECORDING BY THE CLERK ADMINISTRATOR
WHEREAS, on January 20, 2004, the Parks and Public Works Department of the Town
of Los Gatos issued an Encroachment Permit EN04-052; and
WHEREAS, Tract No. 9521 (14561 Winchester Boulevard) has satisfactorily completed
the public improvements consisting of installation of one new private street with access from
Winchester Boulevard, reconfiguration of the Winchester Boulevard median island, installation
of curb ramps, storm drain tie-in at the back of the project, and restriping of Winchester
Boulevard in the vicinity of the project entry, as required by the approved plans;
WHEREAS, the development is now ready for final approval and acceptance by the
Town of Los Gatos;
WHEREAS, the work done under permit EN04-052 is hereby accepted as complete
pursuant to the plans and specifications approved for the project;
NOW THEREFORE BE IT RESOLVED, that the Town Manager is authorized and
directed to execute the Certificate of Acceptance and Notice of Completion attached as (Exhibit
A) hereto.
BE IT FURTHER RESOLVED, the Clerk Administrator is directed to transmit this
Certificate of Acceptance and Notice of Completion to the Recorder of Santa Clara County for
recording.

Los Gatos, California, held on the 5th day of February, 2007 by the following vote.
