RECOMMENDATION:
Adopt resolution approving the Final Map for Tract No. 9834 (14880 Los Gatos Boulevard).
BACKGROUND:
,The Town Council adopted Ordinance 2148 on January 1, 2006, approving planned development
application PD-06-01. Ordinance 2148 amended the planned development overlay, zone
established by Ordinance 2089 to allow office condominiums and seven apartments to be owner
occupied condominiums. The Development Review Committee approved the Tentative Map
(M-06-06) on May 30, 2006.
DISCUSSION:
Tract No. 9834 subdivides Lot 13 of the original Terreno de Flores Subdivision. (Tract No. 9428)
to provide up to eight commercial condominium units and seven residential condominium units.
The developer, Cupertino Development Corporation, has provided all necessary maps and
drawings and has paid the appropriate fees to fully comply with the development conditions and
Town Ordinances. All public improvements were installed under contract and bond as part of the
original subdivision (Tract No. 9428). No additional contracts or bonds are required for the
condominium subdivision since no new public improvements are required to be installed. No
dedications are required or offered on this map.

Staff recommends approval of the Final Map for Tract No. 9834.
ENVIRONMENTAL ASSESSMENT:
This activity is a project as defined under the California Environmental Quality Act (CEQA) but
is ministerial, therefore no further action is required under CEQA.
FISCAL IMPACT:
This activity has no financial impact.

RESOLUTION OF THE TOWN COUNCIL
OF THE TOWN OF LOS GATOS
APPROVING FINAL MAP OF TRACT NO. 9834
AND ACCEPTING THE DEDICATIONS
WHEREAS, on May 30, 2006, the Development Review Committee of the Town of Los
Gatos approved the Tentative Map Application M-06-06, with conditions; and
WHEREAS, the Owner or Subdivider has complied with the conditions of Tentative

in the Town of Los Gatos, dated July 2006, and prepared by JMH Weiss Engineers for approval
