Projects Inside Urban Service Area: 1387 16227Maya Way Stotler Design Review Approval/four conditions The applicant is requesting approval to construCt a 7,873 square foot residence with an 829 square foot attached garage on a 1.09 acre parcel prezoned HR-2 Y'Z. This is the third proposal by different applicants that the Town has reviewed for this site. The first proposal was recommended for approval by the Town in 1999. The second proposal, in 2003, had numerous deficiencies and the plans were incomplete. Consequently, the proposal was not forwarded forwarded to Council. In addition, the County hasmore lenient zoning regulations than the Town, such as a taller maximum height limit. The County has not been receptive to comments which address how the proposal compares to Town regulations or policies. Therefore, based onthe Santa ClaraCountyDesignReview Guidelines, the following comments should be forwarded to the County: 1. Pursuant to Section III Objective I.5.b and Section III Objective II.2.a and b, existing trees shall be preserved and protected. Therefore, the retaiiring wall at the rear ofthe house shall be located and constructed so that there are no impacts to the 60 inch Bay tree. 2. Pursuant to Section III Objective I.5.b and Section III Objective II.2.a and b, landscaping shall be used to mitigate the visual impact ofthe development. To soften the visual mass ofthe rear elevation, the County shall specify the type and size ofplant material required to mitigate visual impacts. 3. Pursuant to Section ill Objective I.3.a, exterior materials shall be dark earthtones. It is recommended that the tile roof be dark earth tone with a color shade that blends with the surrounding environment. A red/orange tile roof should not be allowed. 4. Pursuant to Section ill Objective I.3.a and b, the exterior colors of the building shall be dark earthtones. It is recommended that the paint colors shall not exceed a light reflectivity value of 30 and that the colors shall blend with the natural vegetation. C.
