RECORDING BY TOWN CLERK.. RECOMMENDATION: Adopt resolution accepting work of Dividend Homes, Inc. at Isabelle Court, and authorizing the Town Manager to execute Certificate of Acceptance
and Notice of Completion for recording by Town Clerk. BACKGROUND: The developer, Dividend Homes, Inc., requested approval ofa three lot subdivision on the northerly side ofPinta Court
and westerly ofCausey Lane. OnFebruary 20,2001, the Town Council approved the Tentative Map (M -99-0018). The Parcel Map was approved by the Parks and Public Works Department on July
17, 2002 and recorded on August 1,2002. DISCUSSION: The Isabelle Court (130 Nina Court) development consists ofreplacing the curb a.nd gutter with the entrance to a new public street
including the construction ofnecessary curbs, gutters, paving, catch basins, pipes, culverts, storm drains, sanitary sewers, street lighting, street trees, street signs, a water system
and fire hydrants. Additionally, a portion of the existing storm drainage system in Causey Lane and Vista del Monte was replaced and enlarged in a cooperative effort by the Town and

and acceptance by the Town. ENVIRONMENTAL ASSESSMENT: This activity is a project as defined under the California Environmental Quality Act (CEQA), but is ministerial, therefore no further
action is required under CEQA. . CONCLUSION: This project is now ready for full approval and acceptance by the Town. FISCAL IMPACT: No direct fiscal impact of the Town of Los Gatos is

and fire hydrants, as required bythe tentative map, and the development is now ready for final approval and acceptance by the Town. RESOLVED: A. The work on Isabelle Court (130 Nina
Court) by Dividend Homes, Inc. is hereby accepted as complete. B. The Town Manager is authorized and and directed to execute the Certificate of Acceptance and Notice of Completion attached
as Exhibit A hereto. C. The Town Clerk is directed to transmit this Certificate of Acceptance and Notice of Completion to the Recorder of Santa Clara County for recording. , 1
