FIGONE, TOWN MANAGER SUBJECT: PROJECT 04-09A - PARKING GARAGE NO. 4 REPAIRS AND REHABILITATION ADOPT RESOLUTION APPROVING PLANS AND SPECIFICATIONS FOR PARKING GARAGE NO. 4 REPAIRS AND REHABILITATION PROJECT AND AUTHORIZING STAFF TO ADVERTISE THE PROJECT FOR BIDS RECOMMENDATION: Adopt Resolution approving plans and specifications for Parking Garage No. 4 Repairs and Rehabilitation and authorizing staff to advertise the project for bids. ~i BACKGROUND: This parking garage was constructed about 15 years ago and over the past few years has experienced some deterioration to the concrete joints which if not remedied will cause water infiltration deeper into the structure and necessitate more expensive repairs. This deterioration of the joints may be the result of a number of combined influences: age of the structure, weather, construction methods and their inspection, as well as the potential for designs issues that may not have been part of the standards of that time. The structure is safe for daily usage, but it will be important to make the repairs included in this project to continue to have a safe parking structure. During the construction project the parking structure will remain open during normal hours and staff will require the contractor to minimize the inconvenience to the merchants and their customers. Plans and Specifications for Project No. 04-09A are available for review at the Town Clerk's Office. The construction cost estimate for this project is $150,000 which will be funded from the Parking Management Fund. CONCLUSION: To accomplish this work, it is recommended that the Council adopt the attached Resolution approving plans and specifications for the Parking Garage No. 4 Repairs and Rehabilitation Project. If the Council acts as recommended, the project will be advertised and a construction contract will be presented for Council award on March 15, 2004. It is expected that work would begin by April 2004. ENVIRONMENTAL ASSESSMENT: Is a project as defined under CEQA but is Categorically Exempt (Section 15301©). A Notice of Exemption will not be filed.
