Requesting approval of a variance for a lot line adjustment between two lots for properties
zoned R-1:8. APNs 510-42-073 and 074.

Required findings for CEQA:
■The project is Categorically Exempt pursuant to the adopted Guidelines for the
Implementation of the California Environmental Quality Act, Section 15305: Minor
Alterations in Land Use Limitations.
Required findings for granting a Variance application:
■As required by Section 29.20.170 of the Town Code for granting a Variance application:
(1)Because of special circumstances applicable to the property, including size, shape,
topography, location or surroundings, the strict application of this ordinance deprives
such property of privileges enjoyed by other properties in the vicinity and under identical
zone; and
(2)The granting of a variance does not constitute a grant of special privileges inconsistent
with the limitations upon other properties in the vicinity and zone which such property is
situated.
Required findings of the Subdivision Map Act:
■Consistent with Section 66412 of the State Subdivision Map Act for approval of a lot line
adjustment between four or fewer existing adjoining parcels:
a.The land taken from one parcel is added to an adjoining parcel, and a greater number of
parcels than originally existed is not thereby created;
b.The lot line adjustment is consistent with the goals and policies of the General Plan;
c.The lot line adjustment conforms to Chapter 29 (Zoning Regulations) of the Town Code with
the granting of the Variance application; and
d.The lot line adjustment conforms to Chapter 6 (Building Regulations) of the Town Code.
