I live directly across the street from Hapa's Brewery, residing at the Mosaic Apartments. Having lived here prior to the
opening of Ha pa's, to the present, I can't speak highly enough of the positive change this establishment has brought to
the immediate neighborhood, as well as the entire Willow Glen community, and San Jose as a whole.
Hapa's is a family friendly, dog friendly, welcoming environment I enjoy visiting regularly. It has quickly become the 'go
to' place in the area that offers a relaxed feel, where you can go with your family, meet friends, meet new friends or
simply have a beverage. Hapa's contributes to bringing the community closer.
It is my sincere belief that the Los Gatos community would be well served to have a Ha pa's location.

Monica,
My name is Cassie TenCate. Derek Tam and Brian Edwards asked me to contact you in regards to their
taproom in downtown Los Gatos.
' I work in the local beer industry and live across the street from Hapa's Brewing. I have actually lived in
this neighborhood for 3.5 years. I truly believe that Hapa's is the best brewery and taproom in the South
Bay. Their beers are delicious and my husband and I love hanging out there. The bartenders are friendly,
knowledgeable and always willing to chat if they have a spare second. There are two things that really
stand out to me about Hapa's, the atmosphere and their community engagement. I work in a lab that
makes yeast for the beer industry and afternoons at Hapa's are a great place to have a pint and read
though research. I love the almost coffee shop like atmosphere in the afternoons. In the evenings, they
frequently have local food trucks and its a great place to bring friends, its usually busy but not so loud you
can't have a conversation. They are dog and kid friendly, so its a very family friendly environment. The
second thing I love about Hapa's is their engagement with the local community. I run a women's beer non
profit in my spare time and Hapa's is always gracious enough to reserve a few tables for women who are
new to beer to sit around and chat, and they even offer brewery tours. I know dog walking groups,local
soccer and hockey teams, and even a cornhole league all love to meet there because Brian and Derek are
so welcoming. One of my favorite events Hapa's has held was a dog adoption event with a local shelter
and the San Jose Sharks. They brought in dogs available for adoption and some Sharks alumni were
pouring beers. It was an absolute blast! I literally cannot say enough positive things about Brian, Derek,
and the entire Hapa's crew. Please let me know if you have any questions.

I am writing to you in support of Hapa's in downtown Los Gatos. My family owns Rotten Robbie Gas Stations,
one of which is in Los Gatos (and has been in LG for over 40 years). I grew up in Los Gatos and still live in Los Gatos on
Johnson Ave. I think more casual, locally owned establishments are a positive for Los Gatos. I think Derek and Brian will
give back to the community, be a good neighbor, add entry level jobs, and overall will help enhance that side of town. I
know they will add to the charm of downtown Los Gatos and help keep its down to earth roots. If you have any

My name is Mike Verga, I reside at 46 Broadway Ave, Los Gatos. I was made aware of the intention
of Brian Edwards and his partner to open Hapas Brew Pub at 114 S Santa Cruz ave via a handout/
flyer that was left at the house. I contacted Brian and discussed the concerns that the neighbors
might have in regards to his establishment opening up so close to the residential neighborhood. The
flyer states that Hapas is not a bar and will not be open late.
Speaking to Brian, it was very evident that he understands the various concerns that neighbors might
have. Brian came across as someone that would work with the neighborhood and be a good
neighbor. I support Brian and his partner opening a brew pub. I feel it would be a great addition to
downtown Los Gatos.
My only concern is the possibility of another business taking over if Brian and his partner move on. As
has occurred numerous times, (Willow Street Pizza, The Toll House etc ... ) what starts out as limiting
an establishment to only serving beer/ wine or a CUP forbidding outdoor entertainment etc ... ,
changes with time. Now we have a full bar at Willow Street and a Toll House CUP (established to
protect the neighborhood) that no longer applies.
My issue / concern is not with Brian or Hapas Brewery. The issue I have is not for them to solve. I
feel Hapas Brew Pub, as i,s currently proposed, would be a welcome addition to Los Gatos.
I just wish there was a instrument in place that if new owners were to want to change the business
model, it would be seriously scrutinized and not just allowed to slowly creep from a very welcome
addition to a neighborhood, to potentially another late night bar with the parking and noise issues that
occur.

Happy New Year! I hope the holiday season treated you well.
I wanted to send you a note in support of Ha pa's Brewing opening a location in Los Gatos. My family and I try to get out
to the San Jose location as often as possible, as it is a fantastic venue. Yes, the beer is great ... but even better, it is very
family friendly, with lots of games and activities that the whole family can enjoy together.
Also, Derek and Brian have always been very supportive of Los Gatos and its community. Even with their business
residing in San Jose, they already support many groups and youth sports leagues here in town. With a new Los Gatos
location, I'm sure their community involvement would only continue to grow.
Most vibrant towns and cities are embracing the growing popularity of small craft breweries. Los Gatos really doesn't
have any to offer as good family and neighborhood hangouts. Loma is great, but it is still more of a bar/restaurant, not
really geared to families nor as a more casual hangout that most small craft breweries offer.
Enabling Hapa's to open a location here in Los Gatos would be good for business, good for families, and good for the
community.

I have been to Happas Brewery in San Jose and the concept is amazing. After attending a few evenings at Happas and
discussing the experience with the group of friends I was with at Happas, everyone always makes the comment, "Los
Gatos needs a Happas type of business" in our town.
Please approve Happas Brewery to go in downtown Los Gatos. This is a unique local brewery that will add to the very

I wanted to individually send a note and voice my interest in having Hapa's Brewery open a 2nd location in downtown
LG. Having been an LG resident for over 20 years and also work near downtown, the draw and appeal of downtown have
been reduced in the last 5+ years. My family, as well as many of our friends with younger families, gravitate toward
Campbell because of its outdoor seating and younger energy of the patrons.
Ha pa's would be a welcome addition to the downtown area and increase the number of patrons that visit downtown
(Our friend circle), especially the more casual population with kids, providing a welcomed boost
by surrounding restaurants and shops. Ha pa's will be a casual location to offer a starting point for patrons as they
continue to shop/dine.

I wanted to write to you in support of Ha pa's Brewing Company opening up a taproom in your town. When Ha pa's
opened up in January of 2017, our units were being built and as of now in January of 2019, we are leasing units out and
have residents living in our complex.
Like other condo/apartment complexes next to Hapa's, we had some initial concerns as to the type of business they are
in (serving alcohol, etc.) but it has been absolutely the opposite experience! Brian and Derek have been awesome to
share the neighborhood with and many of our residents walk over for a beer after a long day of work or on the weekend
to hang out with friends. They aren't open late so noise is never a problem either. It is a huge selling point for my units
for new residences as all ages have fun and they are very family friendly.
When I heard they are opening up another location I was ecstatic to find out they may get the opportunity to deliver an
experience that is nothing short of exceptional.
I hope you give your town the joy of having this taproom and a fun social environment that will truly bring happiness to
patrons.

My name is Andrew Law and I own the home located at 29 Broadway, Los Gatos, CA 95030. My backyard is directly
adjacent to 114 S. Santa Cruz Ave, we even share a common wall. I have major concerns on adding a venue that sells
alcohol on that retail location and am sending this email only because I can't attend the hearing in person.
Noise, parking, a decrease in property value and operating hours are my primary concerns.
Noise
The outdoor patio will add substantial noise to my property especially since they plan on having seating and games/play
areas.
The neighborhood said no to late night events happening at the Toll House which is even further away, how could this
plan be approved?
Parking
The removal of 4 spots to add the outdoor area will cause increased stress on both the parking lot and already
congested Broadway and S. Santa Cruz Ave street parking.
Property Value
If this plan proceeds I'm likely to take a personal financial hit due to the type of venue being added. No family wants to
live next to a brewery, taproom or tavern.
Hours
In a notice I received from Hapa's (attached) they mentioned that they will not be "open late". 11PM seems very late to
me and my neighbors.
Please reject this proposal. I'm all for that space to be filled with a retail tenant with normal operating hours 9-6PM that
dose not sell alcohol.
