PROPERTY OWNER/APPLICANT: Sam Pan Grading: Q: What is the existing average slope of the property? A: 35.8% Q: What is the proposed maximum slope of the driveway? A: 15.0% Q: How much cut and fill is proposed by the project? A: The civil engineering plans calls for 2,718 cubic-yards of cut and 1,185 cubic-yards of fill for an off-haul of 1,533 cubic yards. Q: How many trucks are needed for the offhaul? A: The off-haul of 2,508 cubic yards will take approximately 110-160 truckloads. Q: What are the maximum cut and fill depths and how do they compare to what is allowed in the Hillside Development Standards and Guidelines ? A: The project was reviewed by the applicant’s geotechnical consultant who determined the project to be feasible if recommendations in their report were adhered to. The Town’s geotechnical peer review consultant agreed with the applicant’s geotechnical consultant that the proposed project is feasible from a geotechnical engineering standpoint, provided the recommendations provided in the report are incorporated into the plans and implemented during construction. Construction: Q: Will construction vehicles be allowed to park on Jered Lane? A: Per COA 65, construction vehicle parking within the public right of- way will only be allowed if it does not cause access or safety problems as determined by the Town. During the A pril PC meeting, the applicant’s civil engineer stated that they will require the contractor to post signage that construction parking is not allowed on Jared Lane during construction. Q: How will the Town review Construction Management? A: Per COA 88, prior to the issuance of any permits, the Applicant shall submit a construction management plan that shall incorporate at a minimum the Earth Movement Plan, site security fencing, employee parking, materials storage area(s), concrete washout(s) and proposed outhouse locations.
