I would like to formally request that the Town initiate a full and comprehensive review of the following
items due to conflicts, abuse, lack of clarity, impact on the Town, infrastructure, resources and
residents:
Definitions in the Code of Ordinances
Sec 29 .1 0.020
In particular:
Basement
Cellar
Floor
Floor area
Floor area ratio (FAR)
Grade
Secondary dwelling unit
Story
This request is based on the number of applications before the Town currently and in the past 10 years
in both residential and hillside areas that have and will have a significant effect on both the Town and
residents.
Please note that so me Towns, such as Los Altos Hills, due to issues, abuse and conflicts, have completely
retired the definition/term cellar and this might be a consideration for our Town as well.
I would also like to formally request that the Town consider narrowing or modifying the applications
that are allowed to be r evi e w ed by the DRC v. the Planning Commission for the sa me reasons noted
above including:
Lastly I would like to request the Town consider creating a Town Land Preservation Fund that would be
used to purchase parcels of land deemed unbuildable or unsuitable for development or that would
complement our Town's need for parks, parking or other uses. Funding would be from increased
developer's fees, taxes, and tax deductible donations in the form of monies or land.
