To Whom It May Concern: I believe that the turmoil over the Lamb Partners, LLC proposed development would go away
if the Lamb principles would simply do an up to date marketing study of the town and its current businesses . As one time
Marketing V .P . for the Barratt American company, the Great Britain based, largest home building company in the world, I
saved the company multi-millions of dollars by doing a study of the area in which the company was going to buUd
hundreds of homes. The study showed that a plan that sold hundreds of units in the southern California area, was not
suitable for the Walnut Creek, CA market. I received a personal phone call from the president of Barratt, American, John
Swanson. thanking me and noting that my market research had saved the company from. a disastrous investment.
The Lamb people have have obviously not done an up to date study on the town business and traffic situation. They are
planning on business people who lease their units, being able to swarm into town at lunch time and bring a lot of business
to local eateries. A look at the parking situation in town would have dissuaded them of adding more congestion to an
already impossible situation. The proposed increase in seating to The Cellar restaurant, has brought angry responses
from other restaurant owners, whose customers are turned away because the potential diners cannot find a place to park
their vehicles. The Lamb folks should take Into consideration that the potential renters of their space, will do research on
traffic patterns and parking for their employees and thereby find the Los Gatos locatlon not feasible for a high rent office.
In addition, the town is facing a very bad traffic situation where out-of-towners, on their way south via Hwy 17, are
clogging the streets of Los Gatos, making a situation where Los Gatans cannot go out of their homes to shop, especially
on weekends. The town has had to plaoe d irectional signs guiding traffte ~Y from downtown and leading them onto Los
Gatos-Saratoga Rd, which takes hundreds of cars right past Alberto Way. Once an Alberto Way resident gets to the stop
light at LG./Saratoga Rd., he would find himself unable to turn right due to the back up of cars waiting to enter the on ramp
to Hwy 17 So.
The· best move for the Lamb company is to review their project, cut their losses and give up the idea of forcing an
unfeasible project where it would could ultimately cost them millions and destroy their record of successful
developments.

Dear Ms Armer:

Please refer to my initial letter emailed to you on September 28, 2016 concerning our objections
to and basic reasons for the above proposed development. To supplement that letter of
objections, our additional objections thereto are as set forth herein.
I have NOT been able to evaluate any or all "traffic studies" relating to this proposed
development but if such exists I would appreciate the opportunity to read same. Please advise me
If in fact such DO exist.
In this context, "traffic", it is almost unbelievable that this "minimum-width", residential street
(Alberto Way) could POSSIBLY withstand and appropriately function as originally conceived.
At this moment in time there are but two lanes, one each way (north & south), with parking on
each side! When deliveries to any and all of the residential complexes and occupants are in
process, it is not only very hazardous but difficult to pass safely, either way one is attempting to
travel!
Nightly there is rarely any vacant space to park even one more vehicle and I have counted with
frequency that more than 100 vehicles are parked overnight. All of these as well as many of
those of the 227 that are parked in the garages of the four existing residential developments all
attempt to exit Alberto Way many mornings of each and every week.
Currently there are another approximately 120 vehicles that can and regularly enter and park on
the existing site of the current office development at 401-409 Alberto Way that most obviously
contribute to the traffic problems we residents face daily.
You must also consider traffic impact from the nicely remodeled and extensively occupied Best
Western Motel and the new dialysis facility on the northwest comer of Alberto Way and Hwy 9.

The additional traffic into and out of these facilities by service vehicles and tenants is VERY
SIGNIFICANT!
It is now unknown the traffic of the Los Gatos Professional Office development at northerly end
of Alberto Way once it is as proposed enlarged and remodeled. There is a considerable number
of autos entering from Hwy 9 and onto Alberto Way to and from this propr.rty.
We respectfully request the proposed development by LP Acquisitions be denied without further
consideration. The Environmental Impact Report dated April 20, 2016 is deficient in most all of
its primary conclusions in that it in no way reflects the an depth analysis of the damages to the
basic livable of not only our condominiums but all the other residential properties on Alberto
Way.
All in all, if not THE most important impact of our opposition to the now proposed development
on 401-409 Alberto Way is TRAFFIC -both into and out of our small residential street-
tremendously impacted by any such development as proposed.
Please advise me if and when I might visit your office and evaluate any and all traffic studies you
have received or obtained.
I must also call to your attention that to this date NO ONE on our committee evaluating and
opposing the currently applied application for the development on 401-409 office project has
received ANY or ALL new and revised plans for this development. In that there is currently
scheduled a public hearing on this to-be-revised development plan on January 11, 2017, we
MUST receive all such details in a timely manner so as to prepare for our opposition at said
hearing.
If not received on or before December 5, 2016, we pray that the Town will reschedule this public
hearing to a future date. Please advise on this aspect of this project, too.

I am one of a large number of residents who object to the current
401-409 Alberto Way Development Plan of August 2016. Our objection details for that plan have been previously
submitted to you, including members of the Los Gatos Planning Commissioners. The Commission rejected this current
plan and the developer, Mr. Lamb, advised by the Commission to prepare a new plan for a reduced in scale building.
The Commission advised the developer to have such a new plan prepared for review by the commission by Jan 5, 2017.
The developer was further advised by the Commission to consult with Los Gatos Residents during development of this
revised plan.
I submit an alert to the Commission as follows;
1. We have yet to receive any information from the developer, Mr. Lamb, on his new plan for the 401-409 Alberto Way
project.
2. It is not reasonable to expect us to comment on the new plan without adequate time to study and discuss it in
community meetings,
3. We ask that if we do not receive the new plan by Dec 5, 2016 the hearing be postponed . We will need three holiday-
free weeks to prepare a response to the developer's new plan .

I am a resident at the Commons on Alberto Way. Even at this busy time of the year with holidays, my concern about the
building project at the entrance of our road is on my mind. I understand that the committee here needs adequate time
to respond to any new plan that the developer has prepared. I have not heard of any information from the developer
consulting with our committee as we have requested in a timely matter for us To respond.
Please rely our concerns to the Planning Commission. Thank you.

My husband and I moved to the Commons a year ago June 2015 and in that short time the traffic going in and out of Los
Gatos has increased so much that we have to add at least half and hour more onto our trips to the doctor visits.Getting
out and onto highway 9 is nerve wracking too.It makes us so sad that a developer wants to turn our almost one way
street into a parking lot.
Am hoping you and the rest of the planning commission can find a better solution for our neighborhood.
