DEEMED COMPLETE: JUNE 8, 2018 FINAL DATE TO TAKE ACTION: DECEMBER 8, 2018 BACKGROUND: On July 25, 2018, this application was considered by the Planning Commission. The Planning Commission continued the application to August 22, 2018 with direction that the proposal reflect recent high quality buildings erected on Los Gatos Boulevard and that the proposal reflect the intent of the Commercial Design Guidelines. The application was continued to September 12, 2018 to allow the applicant additional time to prepare revisions and then again to October 10, 2018. DISCUSSION: The applicant has provided a revised Justification Letter (Exhibit 7) and revised Development Plans (Exhibit 8), to address the Planning Commission’s direction. CONCLUSION AND RECOMMENDATION: A. Conclusion The applicant has responded to the Planning Commission’s direction with a revised Justification Letter and revised Development Plans. The Planning Commission should determine whether the project revisions adequately address the direction provided at the July 28, 2018 meeting. B. Recommendation Should the Planning Commission determine that the direction provided on July 25, 2018 has been adequately addressed, it can take the following actions to approve the Conditional Use Permit and Architecture and Site applications: 1. Find that the proposed project is categorically exempt, pursuant to Section 15301 of the California Environmental Quality Act as adopted by the Town (Exhibit 2); and 2. Make the findings as required by Section 29.20.190 of the Town Code for granting approval of a Conditional Use Permit; and 3. Make the finding required by the Town’s Design Guidelines that the project complies with the Commercial Design Guidelines (Exhibit 2); and 4. Make the considerations as required by Section 29.20.150 for granting approval of an Architecture and Site application (Exhibit 2); and 5. Approve Conditional Use Permit application U-18-006 and Architecture and Site Application S-18-027 with the conditions contained in Exhibit 3 and the development plans in Exhibit 8. ALTERNATIVES: Alternatively, the Commission can: 1. Continue the matter to a date certain with specific direction; or 2. Approve the application with additional and/or modified conditions; or 3. Deny the application. Main Street Los Gatos, CA 95030 RE: Rotten Robbie 15299 Los Gatos Blvd Los Gatos, CA 95032 Response to Planning Meeting Dear Azhar, We are resubmitting plans for the Planning Commission to review. We have made some changes to our original proposal. We are hopeful that we are meeting the desires of the Commission. This building is a 50-year-old metal building that was designed for auto repairs. These repairs were stopped some 40 years ago. We are modifying it into a convenience store, changing the rest rooms from exterior to interior, making the building compliant to current accessibility laws and modifying the exterior bay doors to window walls. This property is small and we have a small building with limitations to what we can modify, both spatially and structurally. The fuel canopy and monument sign are to remain as is. Our goal is to make the building more presentable to the community by using finishes and colors that enhance the look of the building. The site currently has a slump stone that is painted white as a decorative feature. This is found on the monument sign, low wall at the West property line, wainscot on the building and on the North side as the trash enclosure walls. We are removing the slump stone on the building and replacing with a warmer stacked stone veneer, to be compatible with the surrounding area. This will enhance the appearance of the building. We are also changing the building color from white to a “Buff” to make fit with the other colors in the neighborhood. The blue fascia on the building will tie the building to the existing canopy.
