APN 532-23-037. REMARKS: Exhibit 12 includes additional public comment received between 11:01 a.m., Friday, April 20, 2018 and 11:00 a.m., Tuesday, April 24, 2018. Following further review of the project plans and staff report, the following discussion is offered to help clarify the proposed height reduction of the residence. Given the complex relationship of the existing residence to the sloping site, staff hopes to clarify the proposed changes in height presented by the proposed project. The following information is meant to augment the discussions related to building height in the Architecture and Site Analysis section of the staff report on pages three, four, six, and seven. • The maximum height of the existing residence is 37.5 feet, as measured from the roof ridge at the eave of the cantilevered second-story section to the grade directly below (Exhibit 11, Sheets A.6 and A.9). The applicant proposes to eliminate the cantilevered second-story section, pulling the building back four and one-half (4.5) feet toward the hillside. The combination of pulling the building back and the rising grade below would reduce the maximum height of the residence by approximately seven and one-half (7.55) feet to 29.95 feet, as measured from the high point of the proposed shed roof to the grade directly below. Three are many times on Friday morning I have to use that parking area to get around a trash truck and the extra space will be a huge help.
