Dear Madame Mayor and Members of the Town Council , TOWN OF LOS GATOS
PLANNING DIVISION
We , the undersigned , want to express our concerns about any potential changes being
considered to the Town 's Cellar Policy. In particular, the notion that below grade areas that
meet the current definition of cellar would possibly be considered as floor area included in the
maximum allowable Floor Area rat io (FAR) is of upmost concern to us and our clients . The idea
of counting any area that is not visible does not make sense to us and could very well result in
a serious reduction in property values.
We encourage you to seek other means to address the Town 's stated desire to reduce bulk and
mass. Thank you for your consideration on this extremely important matter.
