Main Street Los Gatos, CA 95030 ● 408-354-6832 www.losgatosca.gov TOWN OF LOS GATOS COUNCIL AGENDA REPORT MEETING DATE: 10/03/2017 ITEM NO: 4 DATE: SEPTEMBER 21, 2017 TO: MAYOR AND TOWN COUNCIL FROM: LAUREL PREVETTI, TOWN MANAGER SUBJECT: ADOPT A RESOLUTION APPROVING THE PARCEL MAP FOR 360 BELLA VISTA AVENUE RECOMMENDATION: Adopt a resolution (Attachment 1) approving the parcel map for 360 Bella Vista Avenue. BACKGROUND: On March 9, 2016, the Planning Commission considered the Subdivision Application, M -15-005, along with two Architecture and Site Applications, S-15-053 and S-15-054 for two single-family homes on the subject property. The Subdivision Application was approved, and both Architecture and Site Applications were unanimously denied. On March 2, 2017, the applicant submitted new applications proposing a different approach to the development of the homes. On December 14, 2016, the Planning Commission again considered the Architecture and Site Applications at 360 Bella Vista Avenue. The applications were continued to the April 12, 2017 agenda, at which time the Planning Commission approved the applications. The applicant, Peninsula Builders & Development, has filed a parcel map to subdivide and create two new parcels consistent with the approved subdivision. DISCUSSION: The parcel map subdivides an existing 0.51-acre parcel into two single-family lots. The applicant has provided all necessary maps and drawings. The developer has paid the appropriate fees to fully comply with the previously imposed development conditions and Town ordinances. CONCLUSION: Staff recommends that Council adopt a resolution approving the pa rcel map for 360 Bella Vista Avenue. FISCAL IMPACT: There is no fiscal impact from this project. ENVIRONMENTAL ASSESSMENT: This is a project as defined under CEQA and it is Categorically Exempt (Section 15303: New Construction or Conversion of Small Structures).
