Rana' met with its arcrlitect, civil enbineers and traffic consultants to review existing conditions and identify solutions to confirm the viability of its proposed 12 Unit development accessing the site off Collese Avenue. After evaluating the information provided by these consultants. Ratlitat stair re-arrirmea its Bohol. trio[ its proposed access drive off Collese Avenue into the site was feasible, and additional traffic control measures on College Avenue woul0 improve vehicular and pedestrian safety along the boundary of the development site. Then, Habitat hosted a meeting for the community members from the College Avenue neigll5orrloo0_ inviting 38 homeowners to a discussion at the Los Gatos Adult Center on March 1, 2018. Therefore, Habitat revisited its original proposal from April, 1017 and now proposes that the To.•92 of Los Gatos donate a portion of this property for a 100% affordable development consisting of two to four 2- and "-bedroom homes accessing the property off Dittos Lane. The units will range from approximately 1,700 to 1 a00 square feet. Also, uabitat proposes to provide some minor impro—agents to the unused balance of the site for use by the Town as an interim park or gardens while the Town contemplates plans for any future uses for this remaining portion of Town -owned property. The homes will have a mix of horizontal and vertical board and shingle siding. Attractive trim materials and architectural details such as brackets. extended overhangs, and a variety of siding types will increase the visual appeal of the building. The homes will be simple and modestly sized but will incorporate many green building features which will address passive solar design. energy efficiency, water efficiency, resource conservation. and indoor aim guality. Habitat expects that the homes in this project will be GreenPoint certified, as other recent projects have been. Habitat anticipates that the homes would be built in one phase. Habitat intends to design the site circulation to be acceptable for fire. emergency, and service vehicles. Access to the property will be through an existing adjacent development (the El Gato Penthouse Apartments). eursuant to your request. we ba" contacted the owners of the adjacent properties who claim to have control over the access to the site. we have requested letters of understanding for agreements allowing Habitat to develop the site. The owners expressed a willingness to provide letter agreements consistent with hose purported to ha`,e h-ten pro"ided to the SuoportTeacherHousine development, but as of this date, we have not received the supporting letters from these neighbors. The homes will be targeted towards households earning pc. greater than 100% of the area median income. The homes will come with a minimum q0-year resale restriction, which are designed to keep the homes affordable when families are readv to sell and prevents the homes from being sold at market rate.
