Attachment 20January 12th 2018 Honorable Mayor and members of the Town Council; Clearly, the council erred when they hastily approved the specific plan for the North 40, allowing the developer to build to the maximum density and height amended and allowed by the plan as evidenced by much resident discussion and objection, and ultimate litigation by the Grosvenor against our town. Now, the council has a chance to redeem itself by reconsidering the plan on renaming north 20 acres. It is imperative that the council now consider uses such as Senior Housing (an unmet need), medical office, a hotel and conference center, or some use that mitigates traffic and density of the remaining land and contiguous roads. The location in such close proximity to Good Samaritan Hospital and the planned development by the Cilker family is further evidence that this area is best considered for uses with low density traffic. In my opinion, big box or retail of any sort, is not an unmet need and will only exacerbate the coming traffic gridlock that your first approval set in motion.
