RESOLUTION 1993 -61
RESOLUTION OF THE TOWN COUNCIL
OF THE TOWN OF LOS GATOS
ADOPTING A DEVELOPMENT POLICY FOR OLD TOWN PROPERTIES
WHEREAS, Old Town is essential to the success and prosperity of the downtown;
WHEREAS, it is important to provide a proactive policy that allows the Town to
plan for the development of the west side of Old Town property; and
WHEREAS, further development of the Old Town property provides for increased
sales tax to the Town, additional revenues for the Downtown Redevelopment Agency and
may provide additional housing.
RESOLVED: the Town Council does hereby adopt the development policy for Old
Town attached to this resolution as Exhibit A.
PASSED AND ADOPTED at a regular meeting of the Town Council held on the
3rd day of May, 1993, by the following vote:

DEVELOPMENT POLICY FOR OLD TOWN PROPERTIES
1. Residential /Commercial mixed use will only be considered when there is excellence
in design and commercial is the major component of the development retail sales
are the preferred commercial use.
2. Residential development shall be exempt from the .60 Floor Area Ratio.
3. The architectural style for development on the west side shall be derived from the
context of the surrounding area with emphasis on the pre -1941 buildings.
4. Reinforce and further develop the pedestrian orientation and patterns of the
downtown with specific consideration to University Avenue, N. Santa Cruz Avenue,
Town Plaza and Parking Lot 4.
5. Any application for development of the Old Town Shopping complex shall be
submitted as a Planned Development.
6. A Traffic Management Program shall be developed as a part of any development
proposal.
7. Any new proposal shall include a master plan that identifies a schedule to improve
the existing Old Town complex.
8. Recommend that any new development proposal be reviewed by the Conceptual
Development Advisory Committee.
9. Improvement of the existing Old Town structures must be assured before
development occurs on the property west of University Avenue.
