ORDINANCE AMENDING THE ZONING ORDINANCE
REPEALING THE R -1:40, R -IM and R ZONES
The Town Council of the Town of Los Gatos hereby ORDAINS:
SECTION 1.
Section 4.05.010 of the Town Zoning Ordinance is amended to read as follows:
"SEC. 4.05.010: RESIDENTIAL ZONES
Residential zones are the RC, FIR, R -1, RD, R -M and R -ID zones."
SECTION 2.
Section 4.26.040 of the Town Zoning Ordinance is amended to read as follows:
"SEC. 4.26.040: LOT AREA
An ordinance zoning property R -1 must set one of - the following minimum
lot areas (square feet):
R -1: 8,000 R -1: 15,000
R -1: 10,000 R -1: 20,000
R -1: 12,000 R -1: 30,000"
SECTION 3.
Section 4.26.050 of the Town Zoning Ordinance is amended to read as follows:
"SEC. 4.26.050: LOT FRONTAGE AND DEPTH
(1) Minimum lot frontage and depth requirements are:
(2) The minimum frontage for a lot on a cul -de -sac bulb is 30 feet and the
minimum width is 60 feet.
(3) The minimum depth of lots facing or backing on freeways, arterials,
railroad rights -of -way, schools or parks is 125 feet.
(4) The frontage for lots on the outside of a street curve with a
deflection angle of 75 or more may be reduced to as low as 30 feet
dependent on the radius of curvature."

Minimum front, side and rear yards are:
Where an entire side of a block is being developed at one time, the minimum
front yard requirements may be reduced by five feet to create a staggered building
line, provided the average of the front yards equals the requirements of this
subsection of this Ordinance."
SECTION 5.
Chapter 4.28 of the Town Zoning Ordinance is repealed.
SECTION 6.
Section 4.80.010 of the Town Zoning Ordinance is amended to read as follows:
"SEC. 4.80.010: SCOPE
Overlay zones are the PD, LHP and PS zones. The zone with which an overlay
zone is combined is called the underlying zone."
SECTION 7.
Section 4.84 of the Town Zoning Ordinance is repealed.

SECTION 5.

SECTION 7.
Section 4.84 of the Town Zoning Ordinance is repealed.

SECTION 8.
The Table of Conditional Uses in Section 5.20.205 of the Town Zoning Ordinance
is amended to delete the column headed R -IM.
SECTION 9.
This ordinance takes effect 30 days after the date it is adopted. Within 15
days after this ordinance is adopted the Town Clerk shall cause it to be published
once in a newspaper of general circulation published and circulated in the Town.
This ordinance was introduced at a re u lar meeting of - the Town
Council of the Town of Los Gatos on February 22 , 1983 and adopted by the
following vote as an ordinance of the Town of Los Gatos at a regular
meeting of the Town Council on March 7 , 1983.
