Enclosed is a one -page, albeit rough, visual summary of our concerns about
what appears from what we know, to be a more accurate assessment of the actual
vistas remaining to Placer Oaks residents, and the community, after construction.
The represented mitigation appears to be substantially less than suggested, and we
thought it important you know this, as you balance the various interests of the Town
to decide upon what is best for the community. I am no architect, and claim no
expertise in interpreting Plans, and have attempted to understand them as best I
can. We invite scrutiny of our understanding of them, and if we are error in
interpreting them, I do apologize now. Perhaps the developer can clarify things for
us, or has without our knowledge, in fact, expanded the vista corridors consistent
with what was stated in the Council meeting.
Thank you for considering this information, and we appreciate your
willingness to hear our concerns.

Dear Mr. Mayor & Council Members:
If you have a chance, we would appreciate if you could take a look
at the last page of the developer's plans (L-1) submitted to the Town on May 17, 2011.
The page presents the "PRELIMINARY LANDSCAPE PLAN". The Plan calls for "LARGE-
SCALE
CANOPY SHADE TREES AT RESIDENTIAL ENTRY DRIVE AND LANDSCAPE BUFFER
(SUCH AS: COAST LIVE OAK, LONDON PLAN TREE OR SOUTHERN LIVE OAK) and
for "REDWOOD SCREENING AT DRIVEWAY TERMINUS". Confused by what
"REDWOOD
SCREENING" referred to, I consulted with a professional, and learned "REDWOOD
SCREENING"
represents Redwood trees. The circular bubbles are trees.
According to the developer's own Plans, both types of trees will directly obstruct the view
corridors
that were represented as a mitigation. It appears the three interior view corridors will provide
zero, or
almost zero, views of the East Foothills. Redwood trees grow quite large, as can be seen from
the
existing ones on the parcel.
Over time, the towering Redwood trees will take away sunlight, and cast long shadows in
the morning
hours. Winters will be darker and damper.
For ease of reference, we will drop off at Town Hall tomorrow copies of L-1. I apologize
for not bringing
this information to your attention earlier, as I only learned of it today, and had been told, like
you, that the
promised view corridors were going to be 45 to 60 feet wide. Moreover, I don't recall
the Landscaping Plan
being presented at any of the Planning Commission meetings, or at the Town Council session.
