RECOMMENDATION:
Adopt Resolution approving plans and specifications for Parking Garage No.4 Repairs and
Rehabilitation and authorizing staff to advertise the project for bids.
BACKGROUND:
This parking garage was constructed about 15 years ago and over the past few years has experienced
some deterioration to the concrete joints which ifnot remedied will cause water infiltration deeper
into the structure and necessitate more expensive repairs.This deterioration ofthe joints may be the
result of a number of combined influences:age ofthe structure,weather,construction methods and
their inspection,as well as the potential for designs issues that may not have been part of the
standards of that time.The structure is safe for daily usage,but it will be important to make the
repairs included in this project to continue to have a safe parking structure.
The adopted Capital Improvement Program designates funding for structural parking lot repairs.

DISCUSSION:
Staffis intending to advertise for a contractor to perform the repairs in early spring 2004 so that the
parking structure will be ready for full usage by summer.During the construction proj ect the parking
structure will remain open during normal hours and staffwill require the contractor to minimize the
inconvenience to the merchants and their customers.
Plans and Specifications for Project No.04-09Aare available for review at the Town Clerk's Office.
The construction cost estimate for this project is $150,000 which will be funded from the Parking
Management Fund.
CONCLUSION:
To accomplish this work,it is recommended that the Council adopt the attached Resolution
approving plans and specifications for the Parking Garage No.4 Repairs and Rehabilitation Project.
Ifthe Council acts as recommended,the project will be advertised and a construction contract will
be presented for Council award on March 15,2004.It is expected that work would begin by April
2004.
ENVIRONMENTAL ASSESSMENT:
Is a project as defined under CEQA but is Categorically Exempt (Section 15301@).A Notice of
Exemption will not be filed.
FISCAL IMPACT:
There are sufficient funds in 400-0409 available to fund an agreement amount of$150,000,per the
2003-04 Capital Improvement Program as demonstrated below:

RESOLUTION OF THE TOWN COUNCIL
OF THE TOWN OF LOS GATOS
APPROVING THE PLANS AND SPECIFICATIONS FOR
CAPITAL PROJECT 04-09A
PARKING GARAGE NO.4 REPAIRS AND REHABILITATION
AND AUTHORIZING STAFF TO ADVERTISE THE PROJECT FOR BIDS
WHEREAS,plans and specifications for the Parking Garage No.4 -Repair and
Rehabilitation Proj ect have been prepared by the Town Engineer and duly filed with the Town Clerk;
and
WHEREAS,the Town Council of the Town of Los Gatos has reviewed said plans and .
specifications.
NOW,THEREFORE,BE IT RESOLVED THAT the Town Council hereby approves the
plans and specifications for the Parking Garage No.4 -Repair and Rehabilitation Project.
BE IT FURTHER RESOLVED THAT the Town Clerk is hereby authorized and directed
to advertise the Parking Garage No.4 -Repair and Rehabilitation Project for bids in the manner
prescribed by the Town Municipal Code.
PASSED AND ADOPTED at a regular meeting of the Town Council of the Town of Los
Gatos held on the day of ,2004 by the following vote:
