RECOMMENDATION:
1. Adopt resolution authorizing Town Manager to amend lease agreement with Teen Counseling Center to include
room 6 in the Neighborhood Center.
2. Authorize budget increase in revenue budget of $1,360.
DISCUSSION:
The Town entered into the current lease agreement with the Teen Counseling Center in 1995. The agreement has been
amended once to extend the lease term from July 1, 1996 through June 30, 1999.
The Teen Counseling Center is currently leasing rooms 1 and 2 (547 s.f.) at a cost of $1.17 per square foot per month.
Attached is a draft amendment to the lease agreement reflecting the agency's desire to lease additional space ( room 6
- 129 s.f.) in the Neighborhood Center effective October 1, 1998.
ENVIRONMENTAL ASSESSMENTS:
This is not a project defined under CEQA, and no further action is required.
FISCAL IMPACT:
Neighborhood Center lease revenues for FY 1998-99 are budgeted at $9,440 in account 695-48510. Authorize budget
increase of $1,360 to account 695-48510.

Dear Regina:
On August 28, 1998, the Board of Directors of the Teen Counseling
Center approved the budget for FY 1998-99. Included in this budget were
funds to cover rent for additional space in the Los Gatos Neighborhood
Center. We are interested in adding a small office to the space we already
occupy.
It is my understanding that Room 6 may be available for rent. This room
would meet our needs very well. We would like to utilize the space as an
office, for use by our interns, as a place for making confidential phone
calls, making session notes, keeping files, etc. We would like to move in
as soon as possible.
Please let me know if it would be possible for us to rent this space and at
what cost. We pay $1.17 per square foot for the space we now occupy and
I am assuming the cost for additional space would be similar.
Thank you for your assistance in this matter. And, while I am at it, thank
you, Regina, for all you do for us. Your help and guidance with donation
and grant opportunities are especially appreciated. You and the Town of
Los Gatos have a substantial impact on the Teen Counseling Center's
success in its mission of helping young people and their families make
positive changes in their lives. Thanks very much for your continuing
support.

RESOLUTION OF THE TOWN COUNCIL
OF THE TOWN OF LOS GATOS
AUTHORIZING THE TOWN MANAGER TO EXECUTE AN
AMENDMENT TO THE LEASEAGREEMENT WITH

WHEREAS, the Teen Counseling Center of the West Valley has expressed a desire to
lease additional space in the Neighborhood Center; and,
WHEREAS, there is currently available space in Room 6 of the Neighborhood Center due
to Adult and Child Guidance Center's recent vacancy.
NOW, THEREFORE, THE TOWN COUNCIL OF THE TOWN OF LOS GATOS
DOES HEREBY RESOLVE AS FOLLOWS: that it authorizes the Town Manager to execute
an amendment to the lease agreement with the Teen Counseling Center of the West Valley
(attached as exhibit A) to include the use of Room 6.

SECOND AMENDMENT TO LEASE AGREEMENT
BY AND BETWEEN THE TOWN OF LOS GATOS AND
THE TEEN COUNSELING CENTER OF THE WEST VALLEY
REPRESENTING THE LOS GATOS DOWNTOWN NEIGHBORHOOD CENTER
This AMENDMENT TO LEASE, is made and entered into this day of
, 1998, and is effective as of the 1st day of October, 1998, by and between the
TOWN OF LOS GATOS, a municipal corporation of the State of California, (hereinafter
referred to as "TOWN") and THE TEEN COUNSELING CENTER OF THE WEST
VALLEY, a nonprofit organization, (hereinafter referred to as "TENANT").
WHEREAS, TOWN and TENANT executed LEASE AGREEMENT effective on July
1, 1995; and
WHEREAS, TOWN and TENANT executed an AMENDMENT to the 1995 LEASE
AGREEMENT effective July 1, 1996; and
IT IS MUTUALLY AGREED BY AND BETWEEN THE PARTIES to replace Section
1, and 3 of the July 1, 1995, Lease with the following:
1. Leasing: Town hereby leases to TENANT, and TENANT hereby leases from
TOWN, Rooms 1, 2 and 6 of the Neighborhood Center, consisting of seven hundred twenty-
six square feet (676 s.f.) located at 208 E. Main Street, Los Gatos, Santa Clara County,
California.
3. Maintenance Fee: The rent shall be Seven Hundred Ninety Dollars and
Ninety -Two Cents ($790.92) per month. Said rent is calculated according to the estimated
operational costs, One Dollar and Seventeen Cents ($1.17) per square foot, multiplied by the
square footage occupied by the TENANT (676 s.f.) for a total of Seven Thousand One
Hundred Eighteen Dollars and Twenty -Eight Cents ($7,118.28) for the remainder of the lease
year.
4. The terms and conditions of the July 1, 1995 and its amendment shall remain in full
force and effect, except as herein expressly amended.
IN WITNESS WHEREOF, the parties have executed this Amendment to Lease on the
date written above, effective October 1, 1998.

Mayor Lubeck stated that this was the time and place duly noted for public hearing to consider
appeal of a decision of the Planning Commission approving an Architecture and Site Application
to construct a new two story single family residence that exceeds the Town's policy on FAR for
sloping lots and a detached garage within three feet of the side property line to replace an
existing house that already has received Town approval for demolition due to fire, water and
earthquake damage on property zoned R-1:8 LHP. Project Application PRJ-98-054. Property
