Absent: Robert Gray, CDD Building MEETING CALLED TO ORDER AT 10:00 AM VERBAL COMMUNICATIONS None. CONSENT ITEMS 1. Approval of Minutes – July 22,2025 MOTION: Motion by Kenny Ip to approve the consent calendar. Seconded by Gary Heap. VOTE: Motion passed unanimously. PUBLIC HEARINGS 2. 15460 Santella Drive Architecture and Site Application S-25-003 Consider a Request for Approval for Construction of a New Single-Family Residence, Removal of Large Protected Trees, and Site Improvements Requiring a Grading Permit on Vacant Property Zoned HR-2 ½: PD. APN 527-12-009. Categorically Exempt Pursuant to the California Environmental Quality Act, Section 15303: New Construction or Conversion of Small Structures. Property Owner: Greenridge Terrace, LLC Applicant: Gary Kohlsaat Project Planner: Sean Mullin The project planner presented the staff report. Gary Kohlsaat, Applicant It has been a slow start, but they kept refining the project. It is a very good product that meets the Town Code and the spirit of the Hillside Design Guidelines. MOTION: Motion by Kenny Ip to approve with required findings and recommended conditions of approval. Seconded by Gary Heap. VOTE: Motion passed unanimously. Appeal rights were recited. Neighbor was mistaken as a member of the applicant team. Opened Public Comment. Rob Abrams, Neighbor They are concerned about fire safety and would like to see upgraded fire standards and new technology. They have seen the plans and hope the structure can be made less prominent and more blended. Make the color choice less prominent by choosing earth tones, etc. They can see the house poking out of the tree line. Preserve the trees whenever possible. Closed Public Comment. OTHER BUSINESS None.
