Thanks, Jak HEAB Members, Hopefully you have received, read and digested our recommendations to get the Housing Element over the goal line and passed well before our next critical deadline. This Town belongs to all of us and your success at this point will stop the bleeding. If not stopped by 1/31/24, the consequences will be dire (see the attached highlighted document re consequences as written by the HCD) Unfortunately, missing the deadlines has now given us at least (3) SB 330 and Builder's Remedy applications. We'll be very surprised if we don't see more. The three applications that we know of currently are: 1.101 So Santa Cruz (the current post office) that has an application for 5 stories with 72 condominiums and 3000 Sq. ft. of retail 2.The North Forty has filed for ~437 multi-family, townhouse, affordable units plus ~19K of retail, 88 affordable - possibly up to 90' height! 3.405 Alberto Way filed for 60 multi-family units with mixed use. It changed from office to condominiums in 2022. There is potential for more SB 330’s or Builders Remedies to pop up. The advantage to the developer is faster development with fewer restrictions. For details, go here. Our number one concern is that you develop a viable timeline that is monitored closely, at least on a monthly basis. We have not seen one yet and feel that was a big reason that the goal of passing a Housing Element has failed twice. As mentioned above and shown in the attached, failure is not an option.
