Located at 385 Bella Vista Avenue. APN 529-21-009. Categorically Exempt Pursuant to CEQA Guidelines Section 15301 Existing Facilities. Request for Review PHST-23-007. Property Owner: Anthony Masterson. Applicant: Sherman Lee. Project Planner: Maria Chavarin. DISCUSSION: On June 28, 2023, the Committee considered the proposal and continued the item with the following direction to the applicant: •Provide renderings showing a simulation of the proposed exterior alterations; •Provide photos of the existing residence; •Return with defined materials for the shutters and windows. Wood or a material appearing to be wood is recommended; and •Revise the plans to shorten the proposed arched canopy above the entry door. Consider lowering the height and increasing the width of the canopy above the front door. The applicant submitted a letter summarizing the revisions made in response to the direction provided by the Committee (Attachment 8). The applicant provided renderings of the proposed alterations to the residence (Attachment 9) and photos of the existing residence (Attachment 10). Additionally, the applicant submitted revised project plans showing that the shutters would be of cedar wood with a dark brown paint color and the windows would be metal clad wood windows with a dark brown finish. The applicant indicates that the metal cladding would include a wood-grain texture. Lastly, the applicant has revised the arched canopy above the entry door to be wider in width and lower in height. Foam trim is discouraged by the Residential Design Guidelines Section 3.7.4 and the Committee may want to provide direction on window trim materials that would be appropriate to the residence and consistent with the Residential Design Guidelines.
