Attachment 10 - Supplemental Information from Appellant, received March 31, 2022118 Olive St. Public Hearing, Tuesday, April 5, 2022 By Shelli Baker & Supporting Neighbors ATTACHMENT 10 New Home to Comply with Minimum Front and Side Setbacks of 15 and 5 feet Respectively or Remove Basement from Plans ▪Reposition the house five feet toward the rear maintaining 15 ft front setback ▪Reposition the house two feet to the east maintaining a 5 ft side setback which would require minimal design changes ▪Although other homes have smaller setbacks, the majority ofhomes on Olive St. are smaller single story original bungalow style constructed in the 1920-1940’s and obviously would not meet today’s guidelines and lifestyles ▪NO other home have been torn down resulting in brand new construction on Olive St. ▪There are NO other homes with basements on Olive St. ▪The intent behind building basements is to minimize, not maximize, what’s above ground ▪If building a basement, reduced setbacks are not warranted Left Photo: Netting between 118 & 120 Olive St. shown at reduced 3 ft. setback location New Home Not to Encroach into Setbacks or Basement to be Removed from the Plans •FAR calculations for a non-conforming lot is already adjusted to a higher allowable coverage than conforming lots •The house exceeds FAR by 308sf (approximately 23%) •The 1,195sf basement is in addition to the allowable FAR •The intent behind allowing basements outside of the FAR calculations is to minimize the impact on the neighborhood without designing homes using excessive mass and outofscaledesign Provide a Minimum 20-foot Driveway for Off-Street Parking that Does Not Include the Public Right of Way & Implement the Car Lift as Specified on the Plans •Olive St. is very narrow and the parking is inadequate •A house of this size warrants an increased number of occupants, drivers and visitors and therefore, viable on-site parking is of utmost importance •The driveway length should be calculated, excluding the Public Right of Way, as the building code states to ensure room for a sizable vehicle •The car lift is on the plans and therefore any approvals should enforce the plans as drawn •Perhaps a redesign with a two car wide driveway would be appropriate Vehicles of Olive St. Occupants and Visitors Overflow onto San Benito Avenue Vehicles of Olive St. Occupants and Visitors Regularly Overflow onto San Benito Avenue Missing Netting on East Side
