Design Review
The applicant is requesting approval to legalize an existing 960 square foot one story detached second
dwelling unit on a 17.3 acre parcel prezoned RC. The existing structure has a maximum height of
approximately 18 feet. The structure is setback more than 50 feet from the property lines. Town Code
permits the legalization of existing second dwelling units in the hillside areas if the property owner can
prove that the unit was lawfully constructed. Since the application is subject to County second unit
requirements, it is recommended that the Town inform the County that we have no comment concerning
this application.
