COUNCIL AGENDA REPORT July 22, 1999 MAYOR AND TOWN COUNCIL TOWN MANAGER ACCEPT STAFF RECOMMENDATIONS ONkOUNTY REFERRALS REFERRAL NUMBER LOCATION A. Projects Outside Urban Service Area: None B. Projects Inside Urban Service Area: 7475 16301 Robie Lane APPLICANT REQUEST RECOMMENDATION Farahani Special Permit Denial The applicant is requesting approval to construct a 798 square foot detached secondary dwelling unit on a 13,300 square parcel prezoned R-1:8. The Town cannot recommend approval of the project as proposed for the following reasons: 1. Based on Town requirements, the minimum lot area needed for a detached secondary dwelling unit is 15,000 square feet. The subject parcel only contains 13,300 square feet. Based on this lot size, Town Code would permit the unit to be attached to the existing house. 2. The square footage proposed exceeds Town requirements. The maximum square footage permitted is 750 square feet. 3. An additional parking space is required for the unit. Based on the location of the existing buildings, it does not appear that an additional space can be provided. Therefore, a recommendation for denial should be forwarded to the County.
