MEMORANDUM
DATE: December 19, 1996
TO: David W. Knap , Town Manager
FROM: Lee E. Bowm , Planning Director
SUBJECT: 14531 Arnerich Road
County Referral No. 6064-34-50-96DR
Design Review
RECOMMENDATION:
Forward a recommendation of approval subject to four conditions.
REMARKS
The applicant is requesting approval to construct a two story residence and a two story detached accessory structure on a
30 acre parcel located outside of the Town's Urban Service Area but within the Sphere of Influence. The house appears
to exceed the Town's 30 foot height limit and the accessory structure will be approximately 32 feet high which is more than
twice of what is permitted by Town Code (15 feet) and is two feet taller than what is permitted for a house. Therefore, two
conditions have been recommended to meet Town height requirements. A condition has also been included that the
structures meet the Town's side setback requirements, since the plans did not indicate the setbacks. The other setbacks will
be met. The Town's standard exterior color condition has also been recommended to the County. Following are the
proposed recommended conditions.
1. The minimum side setback of the house and art studio shall be 20 feet from the property line.
2. The maximum height of the residence shall not exceed 30 feet above existing grade as required by Town Code.
3 The maximum height of the accessory structure shall not exceed 15 feet above existing grade as required by Town
Code.
4. The exterior colors of the residence and accessory structure shall be earthtone with a light reflectivity value that does
not exceed 30.
