Project Planner: Ryan Safty RECOMMENDATION: Consider a request for construction of exterior alterations to a non-contributing single-family residence in the Almond Grove Historic District on property zoned R-1D:LHP located at 104 Wilder Avenue. Yes BACKGROUND: The Santa Clara County Assessor’s estimated construction date for the residence is 1982. The approved Building plans from 1981 are included in Attachment 3. The property owner is requesting approval to construct exterior modifications to the non-contributing residence in the Almond Grove Historic District (Attachment 4). Per the applicant’s letter (Attachment 1), the current residence does not match what was approved with the 1981 Building Permit. The roof forms were altered, front gable raised by roughly four feet, and window and door openings re-arranged. The applicant is proposing to update the windows throughout and alter a section of the roof form so that the roof lines match at the rear of the residence (Attachment 4). The existing front façade would be softened with the addition of a new porch roof over the existing bay window, new trellis over the opposite front window, and new horizontal trim boards on both levels with wood brackets. The existing brick at the base would be removed and new vertical wood siding added under the gables. The remainder of the residence would retain the existing stucco siding. CONSIDERATIONS: A. Considerations – related to the request for approval of exterior alterations to an existing residence in an Historic District. X In evaluating applications, the deciding body shall consider the architectural style, design, arrangement, texture, materials and color, and any other pertinent factors. Applications shall not be granted unless: 2. In historic districts, the proposed work will neither adversely affect the exterior architectural characteristics or other features of the property which is the subject of the application, nor adversely affect its relationship, in terms of harmony and appropriateness, with its surroundings, including neighboring structures, nor adversely affect the character, or the historical, architectural or aesthetic interest or value of the district. CONCLUSION: The applicant is requesting approval for construction of exterior alterations to a non- contributing single-family residence in the Almond Grove Historic District. Should the Committee find merit in the request, the project could be completed with a Building Permit, and if confirmed through Planning review to be in substantial conformance with the Committee’s review and recommendations, would not return to the Committee.
