ROLL CALL Present: Vice Chair Marico Sayoc, Committee Member Mary Badame, Committee Member Kendra Burch, Committee Member Thomas O’Donnell Absent: Chair Barbara Spector CONSENT ITEMS (TO BE ACTED UPON BY A SINGLE MOTION) 1. Approval of Minutes – August 10, 2016 MOTION: Motion by Committee Member Thomas O’Donnell to approve the consent items. Seconded by Committee Member Kendra Burch. VOTE: Motion passed unanimously. PUBLIC HEARINGS 2. 15560 Shannon Heights Road Conceptual Development Advisory Committee CD-16-005 Requesting review of conceptual plans to subdivide one lot into two lots and a rezoning to HR-1 on property zoned HR-2½. APN 537-26-072. PROPERTY OWNER/APPLICANT: Thomas and Debra Steipp PROJECT PLANNER: Jennifer Armer Committee members provided the following comments: • Will this project include a cellar? Currently, there are discussions about potentially changing the definition of what a cellar/basement is. • The committee wants to see a more detailed information on the slope. The lot seems too steep; development should be in areas of less than 30% slope within the LRDA. Cut and fill quantities would be useful. • Is the proposed zone change supportable? Without the zone change, the house is not buildable. • The Town is sensitive to the hillside properties; it is advised to really pay attention to the Hillside Development Standards and Guidelines.
