ROLL CALL Present: Chair Badame, Vice Chair Spector, Vice Mayor Jensen, Committee Member Hudes, and Committee Member O’Donnell Absent: None. PLEDGE OF ALLEGIANCE SUBCOMMITTEE REPORTS/COMMISSION MATTERS VERBAL COMMUNICATIONS - None. CONSENT ITEMS (TO BE ACTED UPON BY A SINGLE MOTION) 1. Approval of Minutes – June 12, 2019 MOTION: Motion by Vice Mayor Jensen to approve the consent item. Seconded by Committee Member O’Donnell. VOTE: Motion passed 4-1, Vice Chair Spector abstained from this item. PUBLIC HEARING 1. 50 Los Gatos-Saratoga Road Conceptual Development Advisory Committee CD-19-003 Requesting preliminary review of a proposal for construction of a 265-unit residential care facility on property zoned CH:PD. APNs 529-24-001, 529-24-003, and 529-24-032. PROPERTY OWNER: Los Gatos Lodge, LLC APPLICANT: Nexus Companies PROJECT PLANNER: Sean Mullin Chair Badame recused herself from this item. Applicant presented the proposed project. Open public comment. Ruby Freito (Bella Vista Resident) - Asked the applicant about access to Bella Vista, the impact of the casitas on the hillside, and tree removal on the hillside. Rod Teague (Johnson Avenue Resident) - Stated that he supports the project and that it would be an asset to the Town. Closed public comment. Committee members discussed the matter and provided the following questions and comments: • There are concerns with the height of this project being four stories. • There are no income producing aspects or credits for the use of this property. • Was an alternate entrance considered for the high school? • There are concerns with fencing regarding memory care patients. If there is fencing, what kind of fencing would be installed? • Will market rate be charged? • Encouraged the applicant to look at alternative configurations of the building with three stories and keep at 35-foot height. • Commented that accessibility for pedestrians, especially with creek trail access, would be beneficial to the Town. • There are concerns that the project is not the best use for the community and would rather have small residential units for seniors.
