Main Street Los Gatos, CA 95030 ● 408-354-6832 www.losgatosca.gov TOWN OF LOS GATOS CONCEPTUAL DEVELOPMENT ADVISORY COMMITTEE REPORT MINUTES OF THE CONCEPTUAL DEVELOPMENT ADVISORY COMMITTEE MEETING MARCH 14, 2018 The Conceptual Development Advisory Committee of the Town of Los Gatos conducted a Regular Meeting on March 14, 2018 at 4:30 p.m. MEETING CALLED TO ORDER AT 4:30 P.M. ROLL CALL Present: Chair Marcia Jensen, Vice Chair Mary Badame, Committee Member Michael Kane, Committee Member, Thomas O’Donnell, Committee Member Barbara Spector Absent: None VERBAL COMMUNICATIONS None. CONSENT ITEMS (TO BE ACTED UPON BY A SINGLE MOTION) 1. Approval of Minutes – June 14, 2017 MOTION: Motion by Committee Member Thomas O’Donnell to approve the consent calendar. Seconded by Committee Member Barbara Spector. VOTE: Motion passed unanimously. PUBLIC HEARINGS 3. 16940 Roberts Road (HEARD OUT OF ORDER) Requesting preliminary review of plans for demolition of an existing single-family home and construction of a three-unit, two-story multi-family dwelling on property zoned RM:5-12. PROPERTY OWNER: Chang 2003 Family Trust APPLICANT: Josephine Chang PROJECT PLANNER: Jocelyn Shoopman Applicant presented a revised proposal for three detached single-family homes. Opened and closed Public Comment. MOTION: Motion by Chair Marcia Jensen to continue the matter to the April 11, 2018 CDAC meeting. Seconded by Committee Member Thomas O’Donnell. VOTE: Motion passed unanimously. 2. 16769 Farley Road Requesting preliminary review of plans for subdivision and demolition of existing buildings and a subdivision for construction of single-family homes on property zoned R-1:8. PROPERTY OWNER/APPLICANT: Los Gatos Congregation of the Jehovah’s Witnesses PROJECT PLANNER: Jocelyn Shoopman Applicant presented proposed project. Opened Public Comment. Al Norio - Commented that the neighborhood is not against the residential development. He expressed concerns about the increased traffic this development combined with the North Forty will bring. Michael Gordon - Advised that the developer consider keeping the character of the neighborhood and maintaining larger residential lots. Rich Seger - Supported the idea of keeping larger lots. He expressed concern about the loss of trees and suggested that an arborists inventory be established. Mark Leonard - Expressed concerns about the proposed project affecting property values. He is against small property lots being added to the neighborhood. Closed Public Comment. Commissioners discussed the matter. Committee members discussed the matter and provided the following questions and comments: PAGE 3 OF 3 MINUTES OF CONCEPTUAL DEVELOPMENT ADVISORY COMMITTEE MEETING OF MARCH 14, 2018 • The Committee is not encouraging a church sale . They would be more supportive of a subdivision within the current zoning regulations. • The lot sizes should be at least 8,000 square feet. • The Committee would prefer if there were 10 or less lots. • It is recommended to continue talks with neighbors. • With two-story homes, privacy could be a huge problem.
