Main Street Los Gatos, CA 95030 ● 408-354-6832 www.losgatosca.gov TOWN OF LOS GATOS CONCEPTUAL DEVELOPMENT ADVISORY COMMITTEE REPORT MINUTES OF THE CONCEPTUAL DEVELOPMENT ADVISORY COMMITTEE MEETING DECEMBER 12, 2018 The Conceptual Development Advisory Committee of the Town of Los Gatos conducted a Regular Meeting on December 12, 2018, at 4:30 p.m. MEETING CALLED TO ORDER AT 4:30 PM ROLL CALL Present: Chair Mary Badame, Vice Chair Barbara Spector, Committee Member Thomas O’Donnell Absent: Committee Member Marcia Jensen SUBCOMMITTEE REPORTS/COMMISSION MATTERS VERBAL COMMUNICATIONS - None. CONSENT ITEMS (TO BE ACTED UPON BY A SINGLE MOTION) 1. Approval of Minutes – November 14, 2018 MOTION: Motion by Vice Chair Barbara Spector to approve the consent item. Seconded by Committee Member Thomas O’Donnell. VOTE: Motion passed unanimously. PUBLIC HEARINGS 2. 14990 Terreno de Flores Lane Conceptual Development Advisory Committee Application CD-18-005 Requesting preliminary review of a proposal for demolition of an existing single-family residence, a zone change from R-1:10 (Single-Family Residential) to CH (Restricted Highway Commercial), and construction of a new three-story mixed-use building. APN 422-10-004. The Applicant and Owner presented the proposed project. Opened Public Comment. Henry Rojas - Expressed his support for the project. Mike Kokinos - Asked staff specific questions about the setbacks and dedications. Closed Public Comment. Committee members discussed the matter and provided the following questions and comments: • There was support for the architectural design of the project; • There was concern with the height of the project; • There was support for the proposed zone change; • With the construction of the North 40 across the street, a traffic study was recommended; • It was recommended that the side of the building that faces Los Gatos Boulevard have a similar feel to match the North 40; • There was not support for the size of the third level unit; • The need for more medical offices was questioned; • The applicant was encouraged to make one of the residential units a BMP unit; and • There was some support for granting a variance to side setbacks if the size and height of the project was decreased.
