The meeting was called to order a t 4 :30 P.M. Seconded by M ayor Barbara Spector. Motion passes 3-0-2, Tom O'Donnell and Kendra Burch not present. 16212 Los Gatos Boulevard Conceptual Development Advisory Committee C D-16-03 Requesting feedback on multiple co nceptua l development proposals for a property zoned C H. APNs 523-06-010 and -011. PROPERTY OWNER/APPLICANT: 16212 Lo s Gatos Bl vd., LLC PROJECT PLANNER: Jennifer Armer Conceptual Development Advisory Committee August 10, 2016 Page 2 of3 Kendra Burch arrived at 4:40 p.m. Comments: • The committee was not in favor of medical uses. • The smallest option is most appropriate. • Underground parking is a good idea. • The applicant should take into the consideration the strong need for a sit down restaurant in that area. • The intersection of Los Gatos Boulevard and Shannon Road is very dangerous and well used by bicyclists and pedestrians. Look for ways to make it safer for those that use it. • Look for multiple tenants as it might be hard to find one tenant to occupy the retail s pace. • The mixed-use retail and affordable hou sing option which could meet a need in the Town but will also increase the traffic. • A bicycle parking area s hould be included. • Make sure the proposed project complies with the Town 's Parking Guidelines. Also, note that parking issues are scheduled to go to Council and changes may occur to the guidelines. • The leas t appealing option i s the large option. • Articulation and architecture will be impo rtant. • Residential may not be ap propriate. ITEM 3: Comments: 16100 Greenridge Terrace Co nceptual Development Advisory Committee CD-16-004 Requesting feedback on a project proposing a subdivi sion o f one lot into eight lots and a rezonin g of the lot from HR 2 12 to HR 2 12 PO on property zo ned HR-2 12. APN 527-12-002. PROPERTY OWNER: Green Ridge Terrace Dev LLC and Emerald Lake LLC APPLICANT: Kohlsaat and Associates, Inc PROJECT PLANNER: Sally Zarnowitz • A lot of the previous concerns were addressed in the new proposal. • Work with the neighbors throughout the planning process . • The proposed project meets the LRDA. • Loop trail is a good idea. • Tree impacts will be a concern. • Visibility from viewing platforms and other areas will need to be addressed.
