SUMMARY OF DISCUSSION OF A REGULAR MEETING OF THE CONCEPTUAL DEVELOPMENT ADVISORY
COMMITTEE OF THE TOWN OF LOS GATOS FOR NOVEMBER 12, 2003 HELD IN THE TOWN COUNCIL
CHAMBERS, CIVIC CENTER, 110 EAST MAIN STREET, LOS GATOS, CALIFORNIA.

The meeting was called to order at 4:30 P.M.

Conceptual Development Application CD-04-1
Preliminary review of plans to demolish a pre-1941 single family residence and to
subdivide the parcel to construct five townhouses. APN 529-16-021.
PROPERTY OWNER: Ed Daou
APPLICANT: Roger A. Cornejo
Comments:
· Applicant should try to work with the adjacent property owner to develop
both sites at the same time as a Planned Development. A shared driveway
with the adjacent property is recommended.
· As proposed, the units must be condominiums, not townhouses.
· Although the project may be compatible with the surrounding uses, the site
is surrounded mostly by obsolete designs and high densities. These designs
and densities do not meet current quality of design standards. Recommend
that applicant look at the project across Roberts Rd as an example of quality
design and landscape.
· Be sure that garbage vehicles can access the trash enclosure.
· Check with the Fire Department to determine if a fire truck turnaround is
required.
· One BMP unit or an in-lieu fee will be required.
· Concern that garages are the predominant feature along the driveway. Row
houses are discouraged.
· Site contains a pre-1941 single family residence which is proposed to be
demolished. Justification for the demolition will be required.
· Save as many trees as possible.
· Concern that access to the project may impact the circulation of school
traffic and the children drop-off area. Recommend applicant work with the
school on ideas on how to improve the school traffic circulation. A traffic
study will be required to review school traffic issues.
· Ensure there is clear site distance at the driveway.
· Too much hardscape.
· Project may be too dense.
· Ensure the open space provided is functional.
· Provide more guest parking.
· Look at meandering the hardscape and providing open space between the units.

December 10, 2003.
