08-13-03 Minutes - CDACTOWN OF LOS GATOS 110 East Main Street, Los Gatos, CA 95032 (408) 354-6872 ----------------------------------------------------------------------------- --------------------------------------------- SUMMARY OF DISCUSSION OF A REGULAR MEETING OF THE CONCEPTUAL DEVELOPMENT ADVISORY COMMITTEE OF THE TOWN OF LOS GATOS FOR AUGUST 13, 2003 HELD IN THE TOWN COUNCIL CHAMBERS, CIVIC CENTER, 110 EAST MAIN STREET, LOS GATOS, CALIFORNIA. ------------------------------------------------------------------------------ -------------------------------------------- The meeting was called to order at 4:30 P.M. Lortz, Director of Community Development; Tom Williams, Assistant Community Development Director, ITEM 1: Shady Lane Properties Conceptual Development Application CD-03-3 Requesting preliminary review of plans for a 34 lot subdivision on five parcels totaling 115 acres on property zoned HR-2½. APNS 527-09-001, 527-09-004, 527-12-001, 527-12-002 & 527-17-007. PROPERTY OWNER/APPLICANT: Sandy Harris (Continued from July 9, 2003) Sandy Harris explained that there have been some significant revisions to the proposed project as directed by the CDAC at the July 9, 2003 meeting. Mr. Harris provided a description and explanation of the revisions and responded to questions from the CDAC.. The following provides the CDAC comments as a result of the meeting: Comments: 1. Review proposed water tank location on southeast portion of the site to determine if this is the optimum location. 2. It is understood that the revised plans indicated that 27 otherwise healthy trees would be removed, 38 would be transplanted and 63 were dead or diseased. These 63 dead or diseased trees would be replaced. The previous project proposed 167 trees for removal. 3. Encouraged discussions by the applicant with the surrounding neighbors regarding traffic and if necessary any neighbor that may be potentially impacted even if it is as far as Los Gatos Boulevard. 4. CDAC indicated the amount of open space and additional water for fire protection per the revised proposal was a positive. 5. Would like to see a strong community benefit and the additional fire flow is a positive step. 6. Pier and grade beam foundations will be required for pads next to trees. Ensure that homes are sufficiently set back from trees to ensure protection of trees. 7. 34 houses still appears too dense, 30 or less may be more appropriate.
