I encourage the planning department and the council to go down to this street during rush hour traffic and see how bad traffic currently is . I heard there was a proposal for a Hwy 9 Overpass rebuild and Hwy 17 three lane widening South from Hwy 85 to at or below Hwy 9 but my understanding is these may be funded but have yet to be designed. If this is the case, I would encourage the down to wait for these changes to be implemented. I am concerned with a commercial building going in this location. Why are we not building more housing in a town that is in desperate need of more housing! I live near downtown for over 17 years and as I get older would love to downsize and stay near downtown but there are not very many affordable options. We are losing all the one story (no stairs) charming homes to build bigger homes. I have been watching the market and it is amazing how many of these are being flipped and not done so locals can stay in place. Please don't allow conversion of residential zoning to commercial in our town. Please say no to this rezoning change! Walters Subject: Re: ALBERTO OAKS: Proposal to rezone 2 new parcels Hello, Erin , RECEIVED ~P-\ ft,-C>c \ FEB 03 2017 TO WN OF LOS GATOS PLANNING DIVISION I write to you out of great concern for the upcoming meeting on February 8 that w i ll determine whether or not the properties at 75220 and 17520 Pine Avenue will be rezoned from residential to commercial. I'm an original owner in the Bella Vista Village townhomes at 174 Cuesta de Los Gatos Way. As such, I've lived in this neighborhood for 17 years . I've also been a fulltime Realtor for the past 40 years and currently am a Broker Associate with the local Coldwell Banker office on Santa Cruz Avenue. I'm extremely concerned that the General Plan Committee is entertaining a proposal to change these Pine Street parcels from residential to commercial which would bring an inordinate amount of traffic to this small residential area. Worse yet, I understand that these properties are petitioning for ingress/egress on Alberto Way. In my opinion, that's insane. Alberto Way already suffers from extremely high density with the 4 townhouse/condominium developments of Bella Vista Village, Los Gatos Commons, Pueblo de Los Gatos and las Casitas when coupled with the existing commercial buildings in Alberto Oaks. Many of the current homeowners are already parking .their vehicles on Alberto Way because they have no more room in their garages. If you drive down Alberto Way before 8am or after 5:30pm on any weekday, you'll see that it's already difficult to pass with cars parked on both sides of the street. There's also a likelihood that a new commercial development at 401-409 Alberto Way will eventually be approved which will bring a minimum of 330 more vehicles that will need ingress/eg ress on Alberto Way as well. The Planning Commission needs to take into account fill factors of both ends of Alberto Way before considering a zoning change. Because Los Gatos is mandated by the state to provide more housing units within a couple years, it makes no sense to rezone this parcel of land to commercial. I would encourage the committee to look at: 1. Residential housing options on these parcels, perhaps for seniors 2. Ingress/Egress via Pine Street regardless of what may be built there Please help us preserve the residential feel of our neighborhood with reasonable (and safe) access on Alberto Way. Most of us have our life savings tied up in these homes. Please don't ruin it for us by overburdening the density.
