Safty, Associate Planner Job: 221 Almendra Ave., MR-20-006 We transmit: Project Description / Letter of Justification Note: Ryan: the following response addresses Item 3 in the First Review Comments in your letter of 8-7-20: Project Description The request for entitlements surrounding the proposed detached 2-car garage stem from the existing residence lacking any kind of covered parking. Currently, parking occurs mostly in the rear portion of the lot, and leaves the cars in an unprotected and somewhat visible environment. The new garage will alleviate these issues while also providing some minor indoor storage. The garage location near the rear of the lot is consistent with some of the neighboring parcels on the street, and aesthetically places the garage is a less prominent spot visually on the parcel. The garage size is much less than what is allowed, so it will not overwhelm the scale and proportion of the lot. ATTACHMENT 1 The garage also provides the “foundation” for the future proposed ADU which will rest above it. The ADU will be applied for under a separate building permit. Architecturally, the garage will echo materials and forms present in the soon-to-be remodeled house. Thus, the garage and house (and future ADU) will harmoniously blend together.
