Review information and provide a preliminary review of the proposal.

B.Comments
The applicant is proposing to divide the former Catamount tenant space (50 University
Avenue, Suite 260) into two separate tenant spaces. The applicant is proposing exterior
modifications to the existing building, including the following:
•Modify window design at proposed storefront;
•Modify awning design at proposed store front;

BACKGROUND (continued):
• Relocate existing recessed door to be flush with the building envelope at the
proposed storefront; and
• Remove existing wayfinding signage and metal detailing located over the
exterior stairs in front of the proposed storefront that lead to the lower level.
Windows: The two existing windows have a grid mullion design on the front elevation
and are proposed to be replaced with taller windows with a modified mullion design
(Attachment 5).
Awnings: The existing maroon awnings over the two front windows are proposed to be
replaced with black awnings (Attachment 5).
Entry Door: The existing door is recessed under the building’s short arcade. The
applicant proposes that a new door and window system be located flush with the
building envelope (Attachment 5). This would become the new entry door for the new
tenant space.
Wayfinding Signage: The applicant is proposing to remove the wayfinding signage and
existing metal detailing that is located over the exterior stairs that lead to the lower
level of the Old Town Shopping Center (Attachment 4). Old Town has an existing master
sign program. Modifications to signage will be reviewed for consistency with the
existing master sign program and the Commercial Design Guidelines through a planning
process.
Should the HPC find merit in the request, the proposal could be approved by the
Community Development Director and processed with a Building Permit, and the
project would not return to the HPC.
DISCUSSION:
A. Considerations Required with Recommendation
In evaluating applications, the deciding body shall consider the architectural style,
design, arrangement, texture, materials and color, and any other pertinent factors.
Applications shall not be granted unless:
1. In historic districts, the proposed work will neither adversely affect the exterior
architectural characteristics or other features of the property which is the subject of
the application, nor adversely affect its relationship, in terms of harmony and
appropriateness, with its surroundings, including neighboring structures, nor
adversely affect the character, or the historical, architectural or aesthetic interest or
value of the district.

Committee for our project at 50 University, Los Gatos -The Los Gatos Old Town
Center. See attached plans, existing photo and a proposed rendering explaining our
scope to be presented to the HPC on 4/25/19.
PROJECT SCOPE:
1.Demolish existing stair and relocate to behind the existing elevator;
2.Redesign existing window mullions;
3.Redesign existing awnings;
4.Removal of existing wayfinding signage and metal;
5.Relocate existing recessed door to building envelope (adding approximately
150 SF);
6.Add demising wall to divide existing space into two separate spaces, B260
&B270.
