RECOMMENDATION:
Review the project and provide a preliminary review regarding the proposed exterior
alterations.

historic feeling but has had some alterations

B. Comments
The 1989 Anne Bloomfield survey identified this c. 1900 Queen Anne style residence as the
former Vineland School building, relocated from Farley Road between approximately 1905
and 1915 (Attachment 5). The property owners are requesting approval for exterior

alterations, including extending the wall height of an existing first floor section of the
residence on the south elevation for a proposed stairwell. The stairwell would be enclosed
under an asymmetrical gable, and lead to an attic space converted into new livable square
footage.
The applicant has submitted a Project Description (Attachment 1); proposed Development
Plans (Attachment 2); Alternative Designs (Attachment 3); and Photographs of asymmetrical
gables (Attachment 4); for the Committee’s consideration.
DISCUSSION:
A. Considerations
Sec. 29.80.290. Standards for review.
In evaluating applications, the deciding body shall consider the architectural style, design,
arrangement, texture, materials and color, and any other pertinent factors.
Applications shall not be granted unless:
For pre-1941 structures, the proposed work will neither adversely affect the exterior
architectural characteristic or other features of the property which is the subject of the
application.

GENERAL NOTES Regarding Improvements
To Whom It May Concern,
TOWN OF LOS GATOS
PLANNING DIVISION
The property stated above is a single family residence built in the early 1900s
on the outskirts of the Los Gatos downtown area. It is zoned Rl-D
The house is not noted as an historical site but at one time was considered of
interest, though it was never pursued and did not achieve any status other
than being located in the down town area.
The works of improvement for the house are to utilize the attic area and to
provide better use of the structure for family living. The design is to add a
bedroom and bath including a stairwell for access to the added bedroom.
The entire footprint of the house will remain the same, only the attic area and
stairwell which is located within the house footprint are affected. No changes
to the roof will be done either.
The only exterior modification or change will be to extend the wall height of a
push out section on the north facing wall of the house to allow for a stair
system to provide access to the attic room. The roo:fline will be consistent with
the existing roofline using all matching exterior finishes and materials.
New windows will be installed matching the style of the existing windows, and
will be trimmed out to match the original windows as well.
Though the house has not been classified as Historic it is still our intention to
remain consistent with the existing architecture, materials, and finishes.
