Comments The applicant is requesting to remove the pre-1941 residence from the Historic Resources Inventory and has provided supporting documents indicating the original 620-square foot residence has lost its integrity as additions were made towards the front of the property, resulting in loss of the shape of the residence and complete loss of the original facade. DISCUSSION: Considerations The primary structure that was constructed prior to 1941 has no historic significance or architectural merit. 1. The building is not associated with any events that have made a significant contribution to the Town. 2. No significant persons are associated with the site. 3. There are no distinctive characteristics of type, period or method of construction or representation of work of a master; and/or the integrity has been compromised such that the structure no longer has the potential to convey significance. 4. According to the 1941 Tax Assessment Survey, the original building was a single-family residence (620 SF) with an attached garage (150 SF) built in 1925. The Sanborn Maps from 1928 and 1944 show that no modification was made to the building during those years. However, additions and modifications were made over the subsequent years. The status of building permits is unknown. Additions were made towards the front of the property, resulting in the complete loss of the original fa~ade. The actual single-family residence contains today 1,341 SF, including the addition of six different rooms . The existing building does not comply with the required setbacks. The building is only 2.11 ft away from the rear property line, instead of the required 20 ft. Is also only 3.6 ft away from the side property line, instead of the required 8ft. The frontage of the house contains several trees and an informal shed, built with rocks, that blocks the house visibility from the street. Additions were done without the required professionals and construction quality is poor. Walls are not completely straight. Stairs leading to the second level are non -compliant. The second level was an attic space converted into a non-compliant bedroom; head clearance is not met. Other wrongs were made, for example, refrigerator needs to be removed to access the water heater. Kitchen, Bathroom, Bedroom, and Laundry are damaged due to a fire. All drywall and ceiling have been removed. The roof had been damaged; sheeting and rafters are burned in multiple areas. Property is in a fixer-upper condition with most of the value primarily in the land. Our proposal is to demolish the existing non-compliant and fire-damaged building, converting the property into a lot with the capacity for future development. The new development should meet the town's planning and building standards and contribute to the streetscape aesthetics of Caldwell Ave. BY: Gkw Architects, Inc.
