B. Discussion
An application for a Minor Residential Development (HS-18-041) in an Historic District
was submitted on May 10, 2018 for the proposed exterior alterations to the front and
side elevations of the noncontributing multi-family residence.

BACKGROUND (Cont’d):
On June 27, 2018, the Historic Preservation Committee reviewed a proposal for
alterations to the exteriors of one of the units in a noncontributing multi-family
residence. The existing steel windows would remain throughout the remainder of the
exteriors. The HPC reviewed the proposal and continued the item with the following
directions:
• Provide photographs of existing and proposed windows
• Provide sample material of proposed windows
The applicant has submitted images of the existing and proposed windows. The
proposed windows are vinyl double-hung windows with exterior and interior muntin
patterns.
DISCUSSION:
A. Considerations
Sec. 29.80.290. Standards for review.
In evaluating applications, the deciding body shall consider the architectural style,
design, arrangement, texture, materials and color, and any other pertinent factors.
Applications shall not be granted unless:
2. In historic districts, the proposed work will neither adversely affect the exterior
architectural characteristics or other features of the property which is the subject of
the application.

Dear Mr. Khan:
Enclosed please find photographs of the Milgard "Tuscany Series" vinyl double-hung
window we are proposing as a replacement for the steel windows currently in place at the
above referenced address. We have placed this window next to the existing steel window
for ease of comparison. We will be bringing a physical sample of this window to the
HRC meeting on July 25 1h.
The only difference between the window in the photos and the window we plan to use is
the muntin bar configuration. Our windows will have muntin bars on both the interior
and exterior face of the glass, with spacer bars between the panes of glass, as directed in
the Historical Guidelines. We were no able to secure a sample with that configuration.

Options
Grids
Available in 5/8" flat or 1-1 /16" sculptured aluminum
profiles. Simulated divided lite (SDL) grids are
also available in some locations, using 5/8" grids
between the glass panes for three dimensional
shadowing as well as 7 /8" contoured vinyl grid
applied to the interior and exterior glass panes.
All grids are color matched to frame in white or tan .

Caution: The use of petroleum based fuels or solvents
as release agents in stucco wall installations or glass
cleaning will chemically attack materials used in
seals and other components, and voids the Milgard
Warranty. The use of wax-based release agents is
recommended.
Expanding foam for insulation purposes should not
be used. Backer rod or loose packed fiberglass bat
insulation is recommended.
