RECOMMENDATION:
Approve the request to replace in kind non-repairable exterior wall covering.

B. Comments
In order to repair the primary structure constructed prior to 1941, the owner is
requesting to replace the existing wall covering including the existing horizontal lap-
siding, horizontal trim, and wood shake on the west elevation of the house. Upon
removal of the existing wall covering, the owner is proposing to upgrade the insulation
and sheer wall, replace the window trim, and re-paint. The applicant is asking for

approval of the proposed repair of the pre-194 structure. Supporting documents are
attached.
DISCUSSION:
Town Code Section 29.10.020 clarifies that demolition of an historic structure means removal of
more than twenty-five percent of the wall(s) facing a public street or fifty percent of all exterior
walls. The removal and replacement of in kind non-repairable exterior wall covering resulting
in no change to its exterior appearance or historic character is exempt from the above
definition when approved by the deciding body.
The applicant’s request proposes the removal and replacement in kind of non-repairable
exterior wall covering on the west elevation of the house.
A. Required Considerations
Sec. 29.80.290. Standards for review.
_X_ In evaluating applications, the deciding body shall consider the architectural style,
design, arrangement, texture, materials and color, and any other pertinent factors.
Applications shall not be granted unless:
• For pre-1941 structures, the proposed work will neither adversely affect the
exterior architectural characteristics or other features of the property which is
the subject of the application.

Dear Mr. Hill,
Thanks for giving me the opportunity to present my information to the committee
regarding my small project. It is my hope to maintain the property and keep it
looking good for another 100 years!
I am requesting review of my intent to replace the horizontal lap siding on the
west elevation seen on page 2-3 of the packet with like-kind. The current lap-
siding has an exposed area of 7" however there is an overlap of minimum 3/8" to
1". My intent is to use a similar sized HardiePlank or LPSmartSide 5/16" x 8 X" x
144" fiber cement lap-siding as seen on page 4 .
In addition, it is my intent to replace or upgrade the following once that area is
exposed.
1. Upgrade insulation to R-19
2. Remove and replace Yi" OSB to improve structure integrity
3. Remove and replace trim around windows
4. Remove and replace horizontal trim separating lap -siding and wood shake
5 . Prime and paint
