B. Comments
On February 22, 2017 the applicant requested a preliminary review by the Committee to
receive feedback on a design for a new second story addition and front porch modifications.
After receiving the Committee’s feedback, the applicant has applied for a Minor Residential

application (MR-17-001). The applicant is requesting a recommendation to the Community
Development Director for approval of the proposed project to construct a new second story
addition with dormers for light and natural ventilation, and to rehabilitate the porch in a
manner that is compatible with its original historic character. The minutes for the February 22,
2017 meeting are included in the March 22, 2017 agenda as Consent Item #1.
DISCUSSION:
A. Considerations
_X_ In evaluating applications, the deciding body shall consider the architectural style,
design, arrangement, texture, materials and color, and any other pertinent factors.
Applications shall not be granted unless:
1. In historic districts, the proposed work will neither adversely affect the exterior
architectural characteristics or other features of the property which is the subject of
the application, nor adversely affect its relationship, in terms of harmony and
appropriateness, with its surroundings, including neighboring structures, nor
adversely affect the character, or the historical, architectural or aesthetic interest or
value of the district.
B. Considerations

FRONT FACADE APPEARANCE IN A HISTORIC CONTEXT.
·· THE TWO SIDE DORMER RIDGES HAVE BEEN LOWERED BE-
TWEEN 9 AND 12 INCHES TO MINIMIZE MASSING .
·· THE FRONT PORCH IS BEING PROPOSED TO BE RESTORED
TO ITS ORIGINAL DESIGN.
·· THE UPPER LEVEL FRENCH DOORS HAVE BEEN REDESIGNED
TO BE MORE CONSISTENT WITH THE STYLE OF THE HOUSE.
·· THE EXISTING SOUTHERN ROOF WILL BE RESTORED TO ITS
ORIGINAL STATE . IT IS CURRENTLY BASTARDIZED TO
ACCOMMODATE EXTERNAL DUCT WORK.
